The property contains 100 acres of forest, trails, and abundant wildlife. Swain Mountain Ski Resort is just 4 miles South, and 7,700 acres of NYS Wild Life Management Area is only 1/2 mile East!

Welcome to Deer Run Cabin. A comfortable two bedroom cabin set on three acres of beautiful wooded land situated just outside the town of Ellicottville. The cabin is a three minute drive to Hollimont Ski Club, four minutes into the town of Ellicottville, and a five minute drive to Holiday Valley Ski Club. Many wineries and microbreweries within 20 minutes. This listing is a main cabin and an apartment over the garage that we rent together. Absolutely no hunting or firearms allowed due to liability concerns. No ATVS, UTVS, Motorcycles allowed on trails due to insurance liability. No Parking on grass.

Waterfront Hilltop primitive cabin over 1000' from dirt road with bunk bed and sleeping loft. Comfortably sleeps 4 but lots of space on porch and plenty of room to pitch a tent if extra sleeping area was desired. There is an outhouse near the cabin. Large boulder fire pit, park style grill and picnic table for your enjoyment. Wild apple trees, blueberries and wildlife all around. 50 acre lake for fishing or paddling and trails for walking.
