From the well-appointed, private and spacious first floor annex in the West Wing of the house, guests are encouraged to explore our five-acre property comprising woodland, meadow and traditional walled garden. Whether you are single or travelling as a couple, the Old Rectory can offer you respite, privacy and comfort away from home.

Chestnut Lodge

Chestnut Lodge is situated in an acre of private gardens set in a quiet rural location, with far reaching countryside views. The Lodge dates back to circa 1750, originally the cow barns on the farm. We purchased the property in 2017 and renovated one of the cow barns to the Lodge adding all the original character with salvaged exposed oak beams throughout and furnished to a luxury standard. The Lodge is on a quiet lane a perfect base where you can go on walks and explore beautiful norfolk

The Little Barn, Topcroft, Artist’s home

Topcroft is a sleepy village beside the Waveney valley and 25 minutes from the medieval city of Norwich. You'll love this rural location. Close to the historic market town of Fakenham and situated within 20 minutes of the Coast and Sandringham Estate. Kings Lynn is 30 minutes drive away and the fine City of Norwich 40 minutes. Helhoughton is ideal for country walks, cycling and that get away from it all experience. Lovely pubs in neighbouring villages and only four miles from Fakenham Racecourse.

This is a private studio flat with en-suite bathroom and kitchen on the second floor of our central house. It is newly renovated with brand new appliences. This self-contained studio has a kitchen, mini fridge, glass stove, mini oven, microwave, toaster, slow cooker and a kettle. The studio has a Hemnes Ikea bed that can be setup as a single or king size bed upon request. We can accommodate a third guest on a convertible two-seater.
