Large, modern kitchen with dining and living room overlooking the stunning Devon countryside, River Exe and sea beyond. There are 2 bathrooms, one with a large, double shower. On a beautiful day sit and relax with a glass or two on the covered balcony and watch the stunning wildlife (deer, pheasants, buzzards, hawks, woodpeckers...) Close to Exeter, Dartmoor and local beaches. Private garden.

Upstairs is an open plan kitchen, dining and sitting room with 2 velux windows and door to the outside staircase. Parking in front of property.

It consists of a living room with plenty of seating, wood burner, free supply of logs, under floor heating, a dining room that opens into our extensive gardens, a bathroom with shower, separate bath and plenty of fluffy towels and a large upstairs bedroom with seating area with views over the River Otter and garden. It is ideal for a couple/ young family as there is a cot and single bed, available in the bedroom area.

**No Cleaning Fees** A delightful completely self-contained bijou little flatlet which is ideal for exploring Exmouth and East Devon. Perfectly located for access to the Exe Trail which provides a scenic bike ride or walk for example to Lympstone where there are some lovely restaurants and pubs to go to. A 6 minute drive to Exmouth seafront or a 30 minute walk and about 4 minute drive or 20 minute walk into the main town centre. Local supermarket is only about 300 metres away.

Jurassic Coastal path within walking distance and bus route available.

Situated on the ground floor of a converted Victorian villa, Sunnyside is a contemporary, light-filled apartment on one of Exmouth's best roads – in the leafy 'Avenues' area and a short (15-min) walk to the seafront. It is calm, uncluttered and tastefully decorated and centrally heated throughout. Within easy walking distance of both the Jurassic coastal path & the town centre bars & restaurants. Sunnyside is warm, cosy and quiet with beautiful views over the garden and lawn.
