Secluded beach-side accommodation set within the sand dunes of Sea Palling’s Blue Flag beach! We are a few miles from the famous Horsey seal colony (spectacular in winter with 100s of seals) & Norfolk Broads including Hickling Broad, a favourite for wildlife lovers. The studio has private entrance, en-suite bathroom, basic kitchenette and courtyard garden with outdoor cooking station and barbecue. It’s an extension of a family home but the private entrance means you can come and go as you please

Part of a picturesque barn and stable complex with bedroom/living room, en-suite, lobby, kitchenette and direct access to pretty shared courtyard garden with exotic plants and water feature. Set in the heart of the Broads National Park, two minute walk from Womack Water and river and five minutes to Ludham village pub and shop. Scenic river and marsh walks, nature trails, beaches, riverside pubs, boat hire all close by. Seal pups at Horsey a special off- season attraction December to February.

Just a twenty minute drive south west of Norwich, the Old Rectory is the perfect bolthole from which to discover Norfolk or just drop in on neighbouring Lotus Cars. From the well-appointed, private and spacious first floor annex in the West Wing of the house, guests are encouraged to explore our five-acre property comprising woodland, meadow and traditional walled garden. Whether you are single or travelling as a couple, the Old Rectory can offer you respite, privacy and comfort away from home.

Spacious, light, self catering annexe 5 mins walk from the beach, dunes & Fishermans Return Pub, perfectly located to visit the seals at Horsey. Perfect for walkers, birdwatching, cyclists & visiting the Broads, Yarmouth’s amenities and events 10 miles. NO EV or charging at this property. Nearest fast charge, Tesco’s at Caister (6 miles). NO smoking or vaping on property, use green outside front gate.

THE BARN ANNEXE: COUNTRYSIDE YET CLOSE TO BEACHES.

The Annexe is situated just off the road down a country track in an Area of Outstanding Natural Beauty and is a newly renovated space within our barn conversion. It is located in a rural part of North Norfolk and although surrounded by countryside, it is also only a short distance to many beautiful beaches, making it the perfect escape. The village centre has a bus stop and a welcoming pub, both are within walking distance (a tranquil 15-20 minute walk). There are also train links nearby too.

Unwind in this modern, peaceful space tucked away on a quiet cul-de-sac in the village of Thurton, just a 20-minute drive from Norwich. It’s the perfect spot to explore the Norfolk Broads, countryside, and coast. The garden room includes off-street parking and is just a 5-minute stroll to local bus stops (Norwich, Beccles & Lowestoft) and the village pub. Enjoy private access, a comfy double bed, tea and coffee facilities, a smart TV, modern furnishings, electric radiators, and an ensuite.

Greenbanks in Reedham - a Broadland village

The accommodation is attached to our house but self-contained, comprising sitting room with fold down table & chairs for dining, kitchenette, shower room & bedroom. Private entrance via french doors overlooking the garden & parking on drive. Basic essentials provided. Milk, cereal & pastries for each day & a home made treat on arrival. When you arrive the property will have been empty for 24 hours & will have been fully cleaned & disinfected following the previous guests departure,

The Old Farm Office.

A peaceful getaway for two, we can cater for special occasions on request. It's a great base to explore Norfolk's beautiful countryside. Its location is very convenient being close to Norwich, Norfolk Broads & only a few miles away from the popular coastal towns of Cromer, Sheringham with stunning beaches. The Old Farm Office is private and fully self-contained; guests have their own entrance to a hall, separate fully fitted kitchen, shower room, lounge/bedroom and private garden.

The Cosy West Wing, dog friendly

Spacious, self contained annex, sleeps 2 in a double bed. (No further beds available) . Located on The Green in the picturesque village of Martham. Set within the Broads National Park, Martham is only 3.5 miles to the coast. We are walking distance to local amenities. Canoe and day boat hire are available in the village, to explore the Broads. Nature trails, marsh and river walks too. Only 15 miles to the beautifully historic city of Norwich and 8 to Great Yarmouth.

Annex in the Woods on the Broads

Ours is a quirky home, with 2 bedrooms, 2 bathrooms a lounge (with wood burner)and kitchen diner. The Annex is nestled in the woods conveniently located for the broads, Beccles, Lowestoft and Great Yarmouth. Our closest beach, Gorleston is a 10 minute drive away. In a very peaceful setting, we hope you will be able to unwind and relax. The Annex can be arranged as 2 superking bedrooms, or 1 superking and 1 twin. With your own entrance you will be totally independent.

Stay in the very heart of Norwich. This beautifully finished self-contained apartment is set within the historic market square and Tudor lanes, just moments from both cathedrals. Step outside and you’re immediately surrounded by the city’s best shops, restaurants, and culture — everything is right on your doorstep. This room features double bed with a contemporary bathroom with walk-in shower. Comfy sofa and TV with SKY TV and a fully fitted kitchen: oven, hob, fridge and a seating area for diners with lovely views from French doors. The sofa bed provides sleeping for 2 little ones Enjoy our traditional breakfast using local ingredients served with fresh fruits and cereals. Wifi is not available in this room, but can be picked up around the Farm.
