Several footpaths are nearby, leading to pubs, gardens, and a hotel with a new spa. Nearby Horsham offers everything to be expected from a pretty English market town. Brighton is 20 minutes by car. Since the property is in rural Sussex, it is best to have a car at one’s disposal. However, short distances to venues such as Leonardslee and South Lodge can easily be reached on foot or by a 5-minute taxi ride.

My place is close to the high street of Steyning which is a quaint and historical town located on the edge of the south downs national park. It has an array of interesting independant shops catering for all tastes , it is on a direct bus link to Brighton and the south coast as well as walking distance to the south downs . The cottage is good for couples, solo adventurers, business people and furry friends ( pets ) . It is small but perfectly formed but beware of the low ceilings and doorways.

It is newly decorated, with brand new furniture throughout, boasting a very spacious living area with vaulted ceiling, exposed beams and french doors leading to the pretty lawned cottage garden. Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

Our dog-friendly, Grade-2 listed cottage welcomes families. It has off-street parking with an EV charging point. The large, pretty garden has a BBQ and games. It’s just 400m to Storrington’s shops, pubs and restaurants but you’ll only hear church bells and birdsong. The South Downs Way is up a ½ mile track behind the cottage, and we’re 12 miles to the sea, 18 to Goodwood, 30 to Gatwick and 50 from London.
