It is 312 sq feet. Small kitchen area, but with a wrap around deck with outdoor ceiling fans, and quality grill, you're all set. There is only smart TV operation with DVD player and a collection of movies. When the spillway gates are opened, the rapids fill the air with that terrific sound.
