Set in the heart of the Broads National Park, two minute walk from Womack Water and river and five minutes to Ludham village pub and shop. Scenic river and marsh walks, nature trails, beaches, riverside pubs, boat hire all close by. Seal pups at Horsey a special off- season attraction December to February.

A truly special hideaway in a unique location within the walls of Holkham Park. The characterful, timber barn dates from 1880 and has been sympathetically renovated to provide a spacious, stylish and comfortable studio room with en suite shower, wood burning stove and garden. Within easy waking distance of Holkham Village, beach and NNR and the picturesque town of Wells-next-the-Sea. Continental style breakfast included. 3 night min stay July and August. 2 night minimum at all other times.

Crossing Retreat - Beautiful barn with pool table

The Crossing Retreat is a timber clad modern barn which has been renovated to give guests a taste of the countryside with a quirky twist. The large bi-folding doors along one side of the Retreat allow guests to open up their living space to the outdoors, perfect for those warm evenings. In the cooler months it provides a great source of light, enabling guests to take in the surrounding fields which provide lovely views. The projector and pool table are super additions to keep you entertained.

Peaceful Rural North Norfolk Staycation at the Old Laundry

The Old Laundry is surrounded by paddocks and historic parkland at edge of a village with two pubs, a shop and café. Pad barefoot across earthen tiles with underfloor heating. Modern insulation and a chic wood-burning Morso stove add to the cosy interior of this renovated cottage with doors overlooking the terrace and old farm buildings beyond. Stunning appartment as part of barn conversion in quiet, rural location, just 2 miles from the sea with a village pub within easy walking distance. Very comfortably furnished with under-floor heating, large shower, kitchen/living room, free wifi & off-road parking. Lovely countryside walks and cycle routes on our doorstep and 2 awarding winning pubs/restaurants less than 3.5 miles away. Unfortunately, the accommodation is not suitable for children or babies and we do not accept pets.

The Barn at The Old Ale House, pet friendly.

The Barn at The Old Ale House is completely separate from the main house, newly converted to accommodate just two people, with a mezzanine bedroom, open plan kitchen sitting room, and a modern shower room. The Barn has underfloor heating throughout, and private parking to the front along with a small private garden. Lyng is situated in the Wensum Valley close to a host of amenities riding stables,golf, fishing, the coast is within easy reach as is Norwich Dereham and Fakenham.

A spacious barn conversion in the heart of the Norfolk Broads. Oak Barn Norfolk is a sympathetically, newly converted, barn in the village of Tunstead. It offers 4 large bedrooms, a beautiful double vaulted kitchen/dining room, a spacious living room with a cosy wood burner, a snug, 3 bathrooms and a W/C. The floors are natural limestone with underfloor heating throughout. Oak Barn has two outdoor seating areas, a sunny court yard and a fully enclosed lawned garden.

Beautiful two bedroom cottage on a quiet back street, in the unspoilt village of South Creake, 3 miles south of Burnham Market. We renovated it a few years ago. It provides a wonderful base from which to enjoy the North Norfolk coast (walk the beaches, take boat trips to see the seals, visit a range of wonderful pubs / restaurants) or stay in with a good book and a glass of wine in front of the woodburner. EV charger available by arrangement.
