The Garden Studio has spectacular views over the Kent countryside from the property's floor to ceiling windows. The self contained compact studio has private access and includes lounge chairs, coffee table and a double bed. We have a dining table/ two stools overlooking the terrace. There is a fridge, a microwave, a two ring electric hob together with a kettle, Nespresso Coffee Machine and a toaster in the kitchen area. Iron/Board/Desk/Chair are on request prior to stay. Compact shower/wc.

Hoots Treehouse is a picture-perfect, romantic, luxurious treehouse with all mod cons in an area of outstanding natural beauty - only 45 minutes south of M25. Clad in aromatic cedar wood, beautifully furnished - ideal private, woodland retreat for couples. Can also comfortably sleep up to 2 children (from 5 years) on single mattresses in loft area accessed by a ladder and hatch. NOT SUITABLE FOR 4 ADULTS. A wonderful place to chill-out and lose yourself - you won't want to leave! Sheer bliss!

Puncheur Place is a semi-detached cottage on a private Estate in the middle of cycling country at the foot of Ide Hill nr Hever. It is quiet yet accessible to dozens of pubs/golf. The garden is west facing and large. Perfect for outdoor picnics. The cottage is not huge, but cozy. Many footpaths. This is Tudor County so many period properties and pubs nearby. Indeed our Estate was once owned by Thomas Boleyn, then Mary Boleyn after the beheading of her sister Anne in 1533. #puncheurplace

The Snuggery is a converted outbuilding that has been set up for a cosy stay with a wood burning stove and lots of snuggly wraps to cuddle up in. The open plan interior, high vaulted ceilings and natural oak flooring create an interior which is fun, light and airy. Walking enthusiasts will enjoy walks from the back door straight on to the North Downs Way and there is a bench by the front door fitted with a heated element, perfect for warming up your walking boots. Situated in the High Weald Area of Outstanding Natural Beauty, on a sheep farm of 23 acres (which you are free to roam), this is a real get-away-from-it-all location. One of the most peaceful and relaxing places you will ever stay. With underfloor heating and a wood-burning stove you will be cosy whatever the weather.

Unique barn conversion with beautiful marsh views

This recently converted barn is situated on the edge of the North Kent Marshes, with stunning views of the birds and wildlife on the marshes and surrounded by pear orchards to the rear. You’ll enjoy complete privacy, with no surrounding properties and a real sense of peace and tranquillity. The property is located in the middle of a working farm, with our sheep grazing the marshes and a variety of fruit grown in the orchards.
