We had a fantastic stay at the Kudat Riviera, the property was stunning and right on the beach. The staff were friendly and helpful; particularly Nana the housekeeper, who really looked after us. However, despite the stunning property and some beautiful scenery, there were some real disappointing elements. First, the entirety of the property was advertised as being exclusively for the guests. But, when we arrived half the rooms were locked and we were told that our 8 year old son would have to sleep with us in our bedroom, despite us paying for a 4 bed property! When I explained that my son needs his own room, I was told that this would come at an additional cost - which I refused to pay and we eventually got our second room. However, the two beautiful bedrooms upstairs with balconies overlooking the beach remained locked and we were unable to go upstairs at all. Secondary, if you require privacy and/or on your honeymoon as an example, then this property is not for you. There were random workers constantly walking around the property and garden. At one point, there were 5 men staring at a tree in our garden close to the pool, this made my family feel a little uncomfortable. There were also staff walking around the property with their radios loud, on one occasion waking me up at 0730 as someone walked passed my room with their radio on loud. It had a prison warden feel about it! My final and by far largest disappointment was the state of the beaches and seawater. This is absolutely not the fault of the Kudat Riviera as all this is waste is washed ashore, however, it was no exaggeration to say that it was disgusting and meant that we had to drive up the coast to find a clean beach. I have travelled the world and seen many beaches, but this was by far the worst. There was rubbish along the entirety of the beach (despite the staff’s best efforts to clear away from the Kudat Riviera properties - they’re simply sweeping it further up the beach) and when we went paddling, you’re constantly avoiding plastic bags and bottles and stepping on rice packets etc. Even just getting onto the beach from the property, means stepping on plastic rubbish. Not all negative, the property itself was absolutely stunning. The pool immaculately clean, large and a perfect temperature. The fully air-conditioned rooms were a welcome relief from the warmth at times. The beds were so very comfortable and it was overall a very enjoyable few days.

Nice view. Nice pool. And nice villa. However not so private as mentioned. The worker are easily lying around the villa for gardening & etc, its ruining our private time when using the swimming pool or hall. In the morning the kitchen staff asked us to check out at 12pm. This is so rude, we already know the time. At 1130am one the staff enter our villa to cleanup upstairs room, this violates guess privacy. And paying thousand over villa but no toothbrush, slipper & other toiletries.
