The location of the house is amazing and having a semi-private beach is definitely a plus. Unfortunately the house is in desperate need of maintenance. From basic to bathroom refurbishment. The house has an incredible potential but it is so run down that in the end it bitters the experience.

The location of this house is incredible! It has a lovely lake in the back and a kilometers long sandy beach on the front. Situated on the so called beach “golden mile” that has no public access for more than a kilometer it has a private path leading to a portion of the beach that in August (the most crowded month everywhere you go in Italy), is empty and has a beautiful clean water. The sunset from the rooftop is just amazing. Lovely garden where we had all our meals. Great food shopping in Sabaudia that is 5 minutes away by car, full of grocery stores, cafes and supermarket where we bought every day the most delicious “mozzarella di bufala”. The house is the typical old grandmother house and needs some improvement but Livia already started. Air conditioning for the moment is only in 2 of the 4 bedrooms. We loved the shower in the garden!!! And everybody enjoyed the ping pong table a lot!

A beautiful and spacious house in a unique place in Italy. We stayed for a week with a family of four. We enjoyed our stay very much. It's the perfect spot to visit the National Parc Circeo and the villages nearby. We saw so many beautiful things! Livia was so kind to lend us two canoes which we used to paddle around on the lake. It was very easy to communicate with Livia. We hope to return one day.. Erik

Ein sehr schön gelegenes Haus mit einem wunderschönen Garten. Zum Strand sind es nur wenige Schritte, es gibt einen eigenen Zugang. Das Haus ist sehr groß, besonders das Esszimmer und Wohnzimmer. Zwei der vier Schlafzimmer sind sehr geräumig, die beiden anderen eher für Kinder geeignet. Die Küche ist sehr gut ausgestattet.

La villa è in un luogo perfetto, oasi di pace e di silenzio. L'accesso al mare dal lato opposto della strada in un punto molto poco frequentato consente di godere di un angolo di spiaggia praticamente privato. Il giardino, curatissimo e ben disegnato, permette di trovare un buon angolo in ogni ora del giorno e della sera. Posto incantevole. La casa ha il fascino delle dimore eleganti di mare di una volta, e all'arrivo colpisce. Peccato che non vi sia alcun tipo di manutenzione, e man mano che vi abbiamo trascorso 9 giorni sono emerse ogni genere di pecche: le vasche da bagno scrostate, tutti i soffioni doccia da sostituire o almeno pulire regolarmente, metà delle lampadine fin dall'arrivo fulminate, le finestre che non si scollano oppure non si chiudono. La cosa più grave pero' è l'impianto elettrico non in sicurezza; la lavastoviglie dà la scossa quando la si apre, il salvavita non scatta al test. Pericolosissimo. Abbiamo chiesto alla custode di venire a sostituire almeno una cipolla doccia e ad allontanare il topo che aveva iniziato a frequentare la cucina, ma gli interventi sono stati interlocutori. Alla luce di questa trascuratezza, pur se bellissima la casa e' al limite dell'affittabilita'.
