Very exclusive neighborhood and closely monitored. Please be advised of rules before booking as we have systems in place to immediately detect and shut down large group gatherings. If this happens you will be forced to leave and no refund will be given. Guest count and list of names will be required to book along with matching picture ID shown at gate. We also have a pack and play for the little one. OUTDOOR LIVING: Gas grill, outdoor dining areas, balconies, gas fire pit, umbrellas, lounge chairs, putting green, trampoline, playground, pool, hot tub, corn hole and fountains. KITCHEN: Fully equipped with central island, breakfast bar with seating, Keurig coffee maker, coffee grinder, toaster, blender, crockpot, spices, cooking basics, dishware/flatware, two refrigerators, highchair etc. GENERAL: Central Air conditioning and heating, washer/dryer, detergent, linens and towels, hairdryer, hangers, ceiling fans, iron/board, trash bags and paper towels etc. SUITABILITY: 7 steps required to enter, 2 story, bedroom and bathroom on main floor, 5 exterior security cameras facing out, optional daily pool heat fee (paid pre-trip, applied to entire stay and with at least 2 days notice since pool is very large it takes this long to heat comfortably). Pool temperature would be approximately 84 degrees when heated. No Dj’s hired/ outdoor music after 10pm or live bands allowed - Must be at least 28 years old to book - Additional fees may apply if house rules broken - Photo ID will be required upon booking and /or check-in. No access given to house without ID matching info used to book - Do not tamper with pool/ spa equipment. The pool equipment is managed remotely (wireless). It’s a complicated system and could be damaged if not done correctly. - No weapons or drugs allowed on property - Cancellation for breaking rules will result in a loss of all rents paid - If internet goes out, we will send someone to check on it. Internet must stay plugged in. - After booking you will be required to send us: your home address and phone number( may be used in a background check) a clear photo of yourself holding your government issued ID and a guest list of all who will be on the property. We are now implementing the Arizona laws passed recently to screen guests and protect all guests/ home owners involved. -The person booking the reservation must be the same name on the credit card and will also need to be the first to arrive. Access to home will NOT be given if all do not match. -We reserve the right at all times to ask you to leave if you are breaking house rules. We also have the right to use any force or means necessary. Any charges incurred from you not leaving if asked you, will also be your responsibility including additional security companies used, tow trucks, or any fines added by the City of Carefree or Maricopa County Sheriff’s office. - TPT 21416787 - NOTE: The property requires stairs and may be difficult for guests with limited mobility - NOTE: Your safety matters. This property features a Ring Doorbell device and 5 other exterior security cameras. The cameras do not look into any interior spaces or the pool and hot tub. We have also installed Noiseaware sensors to monitor the decibel level. If it goes off you will be contacted and will be asked to quiet down. If it goes off again, you may be asked to leave without a refund due. - NOTE: There is an optional daily pool heat fee of $100 (+ fees & taxes, paid pre-trip, applied to entire stay) No parking on the street. The neighborhood is very upscale and quiet. Please do not park on the street. No parties or loud music that could bother neighbors. Please keep it respectful and peaceful to enable us to maintain our relationships with neighbors. Thank you! Please note: the pool is very large, so if you are adding the pool heat fee we need 2 days notice before arrival to reach the correct temperature ( average 80-85) in order to swim. Also, there are no safety fences or gates around pool or hot tub. Hot tub does have a cover. Anyone unable to properly swim will need to be closely monitored. No lifeguards on duty at any time. Per City of Carefree: • All Dwelling units, including Vacation Rentals and Short-term rentals shall have a maximum single-family size of 6 adults 18 years of age and older (and their related dependent children under the age of 18 years). • Non-residential uses, including retail, restaurant, banquet space, event center, or other similar use is prohibited. There will be a binder on the counter full of info also I will send you a detailed email before arrival. Check in is 4:00 pm and check out is 10:00 am. Please note: this is the desert. The outside and even inside at times can have dust & insects. We do routinely have the property sprayed for all types of insects including scorpions. During certain months there will be lots more debris from trees around the property and possibly in the pool. This is a home just like any other home. It can have flaws of any issue with maintenance, landscape, cleaning, weather etc. we require notice of any problems and 24 hours to correct. We will work with you on a resolution but will not be held to ridiculous attempts for a refund due to unreasonable circumstances. You will see by our reviews we try to maintain the highest possible standards for the home and will always do our best to correct any issues immediately. We will not allow attempts after the checkout to claim issues with the stay. By booking this house you also agree to this statement.
