Our home has been lovingly renovated with: new kitchen complete with dishwasher, new bathroom, new flooring, washer/dryer, and mini-split heat/AC. All of these upgrades for comfort while maintaining its original cottage charm! We are located a 2 minute walk from Leavitt Beach, 1 mile from Moulton Farms, and 5 minutes from Meredith Center. Sarah and John are always available to answer any questions or offer up local recommendations both before and during your stay. Leavitt Beach, and all Meredith beaches, are usually reserved for residents only since you need a parking permit to park at all town beaches. However, our guests have easy access as our cottage is only a 2 minute walk away. No permit is required for walking to the beach. We are located in a safe, quiet family neighborhood. We ask that you respect our neighbors. Parties are strictly prohibited and loud noises should be avoided after 10pm. We do allow one well-behaved dog per booking. All pets must be approved in advance, so please message us so we can review. For multiple pet exceptions, please message us before booking.

We loved staying at the cottage - great location with the beach around the corner and Meredith only a few minutes drive away. Sarah and John were very helpful and quick to respond. We would have loved to stay longer and take the canoe out, but we have a reason to come back!

Gorgeous relaxing location in the trees. The walk to the (beautiful) beach was so short! I loved that the gazebo/extra living room was detached from the main house. We were able to put our baby to sleep then play cards in the detached place without worrying about noise. The canoe was an added bonus! Meredith was a very cute town to walk around. Host was very responsive. Overall great accommodations for a fall vacation. Definitely coming back!
Me and my boyfriend absolutely loved our stay here. For starters the place had everything we could need. The house was beautiful in and out with a wonderful outdoor space and was very peaceful. There was entertainment and games to keep you busy. The hosts were amazing kind and very responsive. I couldn’t have asked for a better stay.
This place is absolutely wonderful. You can tell upon entering that it has been lovingly renovated with beautiful decor. We vacationed with my parents and my three young children (7,5, and 11 mo) and it had something for everyone. The beach is a very short walk and was never really busy for being a resident beach. We lucked out with the stream being high enough and we’re able to paddle on the canoe and our paddle board out to the lake. Sarah was very responsive with communication also. We love this place and hope to go back next year!

Our location is perfectly situated when visiting downtown Meredith. 5 minutes to downtown and Mills Falls, 3 minutes to Center Harbor. Ideal location if you are attending a wedding nearby. If you have never checked out Moulton Farms, only 1 mile down the road, you must! Their produce is so fresh and mostly grown right on site. They bring in local dairy (try the chocolate milk!). Sal from Sal's Seafood will bend over backwards for his customers. And of course, do not leave without a bag of hot Cider Bellies donuts!
