We were able to relax, rest and have fun! Location is accessible, close to the beach, though there are jellyfish since we visited during summer. There clubhouse is a great hang-out place and the swimming pool and jacuzzi are superb, my kids enjoyed the free colorful floaters. There is also a nearby playground/half basketball court so there's a lot of variety. The place is clean and well designed. What you see in the pictures is what you get. We had gread pictures especially in their living room and lanai area. I personally love the rooftop during sunrise time. It has average sized bedrooms and 3.5 toilet and bath which we appreciate since we are more than 10pax. Brian is a great host! We just had a little hiccup entering Seafront because of some lapses with the security (security/gater has no mobile phone thus it wasn't communicated that guests are arriving). However, because of this, they offered as a free late check-out. I will go back if ever I need to visit San Juan, Batangas

Brian’s place was great, it was as you see in the photos. Super bang for your buck! Also enjoyed the pool table and the fact that there was a private garden. However, if you’re going for the beach (which is no fault of Brian and Ate Gen), don’t expect it to be clean. When we went, the beach was filled with trash and dead pufferfish. Unfortunately, tourists don’t clean up after themselves or the trash just washed ashore but the subdivision doesn’t do anything about it. It’s unfortunate cause we would’ve really liked the place if not for that

the villa looks beautiful more than in the pictures! complete in kitchenware and other necessities. also, ate Gen and sir Brian was really friendly and responsive. such a great host! only cons was the beach is around 5 to 10 mins away, walkable but if youre with an elderly, this may seem far.
