The house is located in Germignaga in a very quiet residential area close to the state road. The garden is protected by high hedges which guarantee privacy and silence.
Strategic position just 2 minutes from the center of Germignaga (6 on foot) where you can find supermarkets, bars, newsagents, local bakeries, and also the splendid Parco Boschetto and Fontanelle.
It is only 5 minutes from the center of Luino (15 on foot) which has all the services of a city and where the famous market (among the largest in Europe) is held on Wednesdays.
Within 15 minutes by car, there are many beaches (the closest is only 10 minutes on foot). Inside the house, you will find a guide with all the secrets of the area that I have gathered in 20 years of experience: beaches, viewpoints, restaurants, and much more!
Some more information about the services:
- Nearest supermarket is Carrefour (3 minutes by car).
- at 400 meters there is a grocery, fruit, and vegetable shop, as well as a hairdresser and beautician.
- At 700 meters there are several breakfast bars overlooking the lake.
Are you a sports lover?
From the garden, there is direct access to the cycle path which allows you to explore the entire area by bike. There are two gyms within 500 meters of the house, a 7-a-side and a 5-a-side football pitch. In addition, there are tennis courts, padel courts, and Calisthenics equipment within 10 minutes by car.

Given the centrality of the house and the proximity to the cycle path, we recommend getting around the area by bike or by foot. The excellent cycle path system allows you to explore all the surrounding villages, both on the lake and in the valleys. Upon request, I can personally take care of finding the bikes for you.
Otherwise, the use of the car is strongly recommended. Unfortunately, public transport in the area is not very efficient. For this reason, parking at Casa di Nonna is absolutely free.
The nearest train station (Stazione di Luino) is only 2 km away, while there is a bus stop 200 meters from the house.
