Entire Tuscan mansion between Siena and Florence, just 3 km to San Gimignano medieval village. The villa is on the Francigena route, the most famous middle ages path. Excellent wine farms in the area! 7 bedrooms and 9 bathrooms, fully equipped kitchen, living area, veranda, gazebo, snooker room, BBQ, small gym area and tennis table inside the barn of the property. Air condition, strong wifi, private parking, mosquito nets! Big equipped pool! The entire property at your complete private disposal! The property consists of a main structure on two floors (not connected inside) and a tuscan barn. A large pergola joins the two buildings forming a porch. The villa and the barn both face the front garden from where you access the private pool (12 x 6 meters). On the contrary the rear windows of the villa they open above a really big green lawn which is exclusive part of the villa also. The entire property is surrounded by 7 hectares of private ground grown as nut orchard! This ensures to our guests total privacy! Suggestive entrance from electric gate which faces your exclusive cypress road. OUTDOOR: - a nice rain resistant gazebo with a table that can accommodate 14 people, ideal for alfresco dinner or lunch. In this area of the garden you'll find also a BBQ at your disposal. - the pool area, also at your private disposal as the entire property, it is completely fenced by a thick hedge and a small gate that you can keep closed for greater safety in case of children. The pool area is equipped with gazebo and sun beds for all guests. Pool is very big for a private house, it is 12 x 6 meters! - private parking inside the electronic gate of the property - the big rear garden which is an immense lawn it's ideal for outdoor games such as volley ball or soccer. From the rear garden also you will access to an independent room of the house where you'll find a billiards (snooker model) at your disposal, and of course all necessary to play! Also this play room has a bathroom. - the barn is a all open structure (no glass windows, just the roof). The area of the barn which faces the garden is a porch veranda equipped with outdoor sofa units. Then "inside" the barn you'll find a large room (with no glass at the window as outdoor area) equipped with a tennis table and some small gym equipments, like yoga mats, waights and similar.. INTERIORS: The main structure consists of two floors (ground and first floor). Each one with independent entrance by the same side of the house. GROUND FLOOR: A spacious living with a large table + two consolle and a big corner sofa + 3 harmchairs, TV. Use of the fireplaces it is not allowed. A new modern and fully equipped kitchen with two electric ovens, ice maker, american coffee maker, big fridge and freezer, gas hob with 6 cookers, toaster, microwave, dishwasher and all stoves, cutlery, and so on.. for a group of 16 people. From the living room you have access to a service toilet with WC and washbasin. A corridor also bring you in the night zone of the ground floor with two bedrooms and two complete bathrooms. Those two bathrooms they are not ensuite but located just next to each one of the two bedrooms. One double room and the other one can be prepared as double or twin in according with your preferences (knowing in advance). FIRST FLOOR: The entrance of the first floor area is from internal staircase, always from the same part of the garden, just 5 meters from the entrance door of the ground floor. The two floors they are not connected from inside. On the first floor there are 5 bedrooms, 5 bathrooms and one small mansard. One of the bedrooms here is a suite with a small exclusive living area, fire place and bathroom ensuite. The others 4 bedrooms they are 3 double bedrooms ensuite (with private bathrooms inside, all with shower). The last 5th room of the first floor can be prepared as twin or double as you prefer. This last room has not a bathroom en suite but there is a additional one just next to the room in the same corridor. This bathroom which is not en suite it could be useful also in case you are 15 or 16 people. In the mansard, which is accessible by a short staircase from the 1st floor corridor, we have prepared a study area with desk and also a sofa bed. The maximum number of guests that we can accept it is fixed to 14 adults and 2 children. The double sofa bed in the mansard will be at your disposal also in case you'll want to use some of the 7 bedrooms as single so you'll need an additional space. We need to know about that at the moment of the reservation. In the mansard Here we have also placed a refrigerator and a kettle so that in the event of rain or bad weather, guests on the first floor don't have to go out to reach the kitchen on the ground floor. However, we assure you that the two entrance doors are just 5 meters distance. The division of the house has been maintained in this way even after the renovation because many of the past guests have seen this arrangement as an added value and greater privacy in case of less close-knit groups or families with teenagers who often preferred to sleep apart. Private equipped pool, air conditioning in all rooms, mosquito nets at all windows, wifi in the entire property, private parking inside the electronic gate of the property, bbq, washing machine at your disposal, tennis table, small gym / yoga area (outdoor under the barn roof), billiards room (snooker model), veranda and gazebo. One hairdryer in each bathroom of the bedrooms, so 7 hairdryers! IMPORTANT: - final cleaning: 300 Euro in total (not per person and not per night, just per stay) - tourist tax: 1,50 cent of Euro per person per night for the first 5 nights of a stay (children under 12 yo free of charges) - about utilities of course we provide 500 Kw electricity per week which are a lot for a total comfortable vacation of 14 - 16 people in the respect of the house. Additional Kw 0,80 cent of Euro per exceeded Kw. Of course we will check the electricity caunter together at your arrival and again with you before of your departure. it is just to be sure that guests don't leave for example air condition continously switched on also when they are not in the house or similar. YOUNG GROUP VACATION OR EVENTS THEY ARE NOT ALLOWED - Notes: the two fireplaces that can be seen, one in the living room and the other in the upstairs suite, are not used by anyone. Since if they were lit, the smell of burning wood and the ash with the wind coming from the hood would disperse a strong smell of smoke into the house for a long time which could be unpleasant for subsequent guests. Please respect this rule.
