The cottage has a steep road leading up to the property. Four wheel or all wheel drive is preferred. 5 minutes from Pruitt Landing on the Buffalo River - Summersweet Cottage features 2 bedrooms, 1.5 baths, deck with view, laundry w/washer + dryer and kitchen. The central HVAC system makes the cottage comfy all year round. Living room has a 50" smart TV with complimentary Premium Netflix. All beds have white cotton sheets with fluffy down comforters and pillows for a blissful night of rest. A cozy cottage 5 minutes from the Buffalo River! Bedrooms: Each bedroom is outfitted with quality mattresses and down bedding. There are end tables, reading lamps, closets with clothing hangers and wall hooks. Main Bathroom: The bathroom has a bathtub and shower with shampoo, conditioner and body wash, plus a hair dryer and plenty of white towels and washcloths. Please note the property is on a septic system, so we kindly ask guests to only flush waste and toilet paper. En suite Half Bath: New in 2024! We recently added a sweet little half bath located off the primary bedroom which includes a toilet and vanity sink. Dining/Kitchen: The kitchen has a full size refrigerator, 4-burner gas stove and oven, microwave, toaster and other small appliances. Use the tea kettle or coffee maker to enjoy a complimentary cup of hot chocolate, tea or coffee. There are also pots and pans, baking sheets, dishes, silverware, hand towels and cleaning supplies. There is no dishwasher. Living Room: The living room has comfortable seating for guests to relax. Gather around the coffee table to play one of the many board games provided, or snuggle up on the sofa to watch a movie on the 50" smart TV with complimentary Premium Netflix. Laundry Room: The laundry room is located inside the cottage and has a washer and dryer along with complimentary laundry detergent. There is also an ironing board and iron. Outdoors: The cottage sits atop a hill on 2 acres. It has a porch on the front with two Adirondack chairs. There is an elevated deck on the back of the cottage with comfortable seating overlooking the Arkansas greenery. Our favorite spot for morning coffee! Central HVAC: Central air conditioning and furnace heating are somewhat rare in this part of Arkansas. Most vacation rentals have window AC units and propane wall heaters. The central HVAC system creates a comfortable environment throughout all the rooms all year round. Feel free to adjust the thermostat to your personal comfort level. Water: The cottage is on a rural water system, it is equipped with a whole house filter and is safe to drink.
