Setup in an historic home, Johnny and Mark have transformed the place into a beautiful oasis, with modern amenities accompanied by classic touches to embrace the feel of the home. The location comes with a working fireplace (for the winter) and a pool (for the summer...we didn't try it yet) My wife and I came for a weekend getaway without the kids, and are set on coming back again. It was quiet, peaceful, and the room was gorgeous and without TV! What a luxury in this modern age! Johnny and Mark are wonderful hosts and if you get a chance to chat, very knowledgeable and inviting. They take the time to understand your needs and wants and help to achieve them during your stay. Thank you both for a great stay. You expect two things to be un-paralleled when you stay at a B&B, a comfortable and luxurious bed, and a breakfast fit for Kings and Queens. Both of these at Vine + Sand surpassed expectations!

Johnny and Mark have really started something special in Southold. The property is beautiful, the home restored with thoughtful, clean, and chic design. The pool is such a delight. The hot tub bright, just perfect on a cool summer night. Breakfast was different every morning with farm fresh ingredients, snacks available for your poolside read. Every detail was made to make the guests feel warm, welcome, and as if it is your own personal oasis. There is so much to do and see in the surrounding hamlets. Given most of us are coming for wine country this place could not be situated in a better location with I think probably 5 or more within a few minutes walking distance. We had a fabulous time and became very friendly with the hosts. So many stories!!! We loved it. Will be back, you'll be happy you hit Reserve!

Vine + Sand is exactly as described a short walk or ride (we prefer the amazing beach cruisers)! Johnny & Mark were both welcoming & attentive throughout our stay always having a good recommendation ready to go. We cannot wait for our next trip to the North Folk and to stay with them again!

Just opened 8 weeks ago and their place is so beautiful! Such a relaxing place from our room to the bed, breakfast and outdoor living spaces aka the POOL! We can’t wait to visit Johnny & Marks place again. Also they are so very close to so many vineyards, it’s hard to choose where to go but I’m sure they are all worth a visit!
