great location and easy access to the beach.. house is fine. it's been lived in and you can tell, however, this did not tale away from the fact that it was a great place to spend a week. everything we needed was provided, the property is large enough for everyone to find their own space and relax or come together to enjoy meals and a few drinks together, while taking in the amazing views you get from the second floor. would recommend.

We just Love Kioloa. Finding a house big enough is hard and this was the third time we've book this house. My only complaint is the lounges are well over due for replacement and are very uncomfortable. Despite that, we'll book again next year.

Booked for 7 people, view was stunning overseeing the bay and listening to the sound of the waves. short walk to the beach. the interior seems recently done (painting, tiling) The house was dirty, with sticky and dusty surfaces. We faced mould infestation posing a significant health concern for every inhabitant. 3 of us developed a rash, 1 had to be treated for mould toxicity. Furniture is very old, stained and worn, making it uncomfortable to sit on. outdoor seats are very old poorly maintained. The bathrooms are flooded after every shower despite maximum precautions causing additional moisture and mould growth, and the bathroom cupboards falling apart. Communication was less than optimal, with difficulties finding a responsible person. We were promised a clean-up however no one came, so we had to clean up ourself. A refund was requested which is still unprocessed. In summary, it’s a beautiful location but not worth the health risk. We left the house much cleaner than we found it.

Fantastic location that is even greater if two families are going to share the one house as there is an upstairs and downstairs that both have living areas and their own bathrooms. I was surprised by how up close the wild life are - with kangaroos just outside your door, and black cockatoos flying about. We also got to experience a large pod of dolphins feeding near the beach for a few hours. The views at this location is second to none. The beach is just a few minutes walk. The appliances and amenities were quite acceptable.
