The villa is a bit far from the beach but if you have a car it shouldn't be a big deal. The host Pip and his team were great, they helped with all issues with the villa as well as transport in a short time. We will continue to their services on our next trip to Pattaya.

What a beautiful place! Incredible mansion with spacious area!! The rooms are big, and all of them have a kitchen corner!!! We had such a great time, big dinner on the table outside! Highly recommended for group of 20 people! The host and staff, all so lovely!!! We will for sure be back soon!

A wonderful villa in a quiet part of town. The ability to book the entire villa allowed our group of 10 to enjoy the amenities to ourselves. Pip and Thomas were only a call or text away, both were very attentive to any questions we had and made sure we were taken care of throughout the entire stay.

Suitable for large group (15-20 persons), despite additional charge of kitchen and stove, but it is really valuable. Highly recommended!

PROS: - The overall villa is great Spacious rooms that were clean & comfortable. All with big bathrooms & kitchens. Our group was pleased overall - The grounds & facilities were comfortable. Nice pool & comfortable sitting areas - The location (once we actually found it as the Google Maps co-ordinates on Airbnb were wrong) was good & easy to get back & forth via Grab. Also some restaurants & convenience stores in walking distance - Pip is a great host, very responsive & understanding. Note that Pip is one of the rental agents of this villa. It is not owned by him & there are other rental agents that rent this place out. The staff do not work directly for him apart from the manager who comes around to take the deposit - The owners of the villa are soo nice & once during the stay they can personally to say hi & apologise for the issues we had CONS: - They want you to pay 15000baht deposit at the beginning and they want it in cash! Thankfully the host, Pip, was nice enough to forego this when I pointed out that there was no indication of requiring cash on the listing. They have since corrected this so going forward you will need to pay cash. This is not a trivial amount & what to do with 15k baht after the stay? - Had issues with the manager who they sent to take the deposit & sign up for the place. She came to the place very late, then woke us up without apologies & was rude. - The cleaning staff who cannot speak English were also a little rude especially about a so called blood stain on one of the sheets. They wanted us to pay 300baht for this but Pip was nice enough to pay for this himself. - The onsite staff manager, I think his name was Sun or Son? He was really really nice & very accommodating. Overall a good experience that was tainted by some rudeness but I would recommend overall.
