Dining Hall (Ground Floor): Dining Table and 6 chairs, there is also a small table and small bench next to the stairs which is children size. This is the room with the open staircase to minstrel gallery and lounge above. Kitchen (Ground Floor): Electric hob & oven, fridge, freezer, microwave, dishwasher, washing machine. kettle, teapot and coffee cafetiere (no food/drink items are provided, so please bring your own coffee, tea, sugar milk, etc.) Bedroom 1 (Ground Floor): King-size bed, there is external doors for the patio area from this room. Shower Room & WC Room (Ground Floor): Next to Bedrooms 1 & 2 there is one room with a walk in shower and sink and a another small room with a toilet & small sink. We keep a shower chair in the corridor next to the Shower Room so that guests can take it into the shower if they want. Bedroom 2 (Ground Floor): Two single beds, there is external doors for the patio area from this room. (3 ft single beds) Bathroom (Ground Floor): Next to Bedroom 3 and Kitchen is the bathroom. (3 ft single beds) Patio Area: Large riverside patio area with all bedrooms has external doors that leads to this patio area. There is only a chain barrier on the river border, we do not consider this patio area to be suitable to unsupervised young children or dogs. Therefore we ask the adults with young children & dogs staying at this property to supervise their young child & dogs at this patio area. (The section of the patio area next to the roads has a barrier). EXTRA: Guests are allowed to fish at this river as local fishing permits included for free in your booking - normally priced at £170! Balcony: this balcony area has outside furniture and can be accessed via the Lounge OR from the patio area via the external staircase.
