This year round home is a great place to bring the kids and spend your days relaxing while enjoying all of the Maine Camp Life amenities! Inside and out is where there is plenty of space for everyone and offers STUNNING sunset views! BONUS- You have a dock for your boat and so many amazing amenities and activities to keep the whole family having fun for your entire vacation. Public boat launch is less than 10 minutes down the road. You won't want to miss out on this perfect vacation home for your friends and family to enjoy. INTERIOR: The large home has 3 bedrooms, 2 full bathrooms, a fully equipped kitchen, living room, screened in porch, LARGE deck, smart TVs in every room and a finished basement for extra space for entertaining. Upon entering the home you will find a large open kitchen, dining and living space. There are 2 bedrooms and a full bath. Off of the living room there is a screened in porch and LARGE deck with gates on both entrances. The lower level has a finished basement, 1 bedroom, full bath, laundry and private access to outside. BEDROOM 1: 1 queen BEDROOM 2: bunks (twins) BEDROOM 3: bunks (twin & full) Living room 1: sectional couch Living room 2/basement: 1 couch, 1 pull out & air mattress EXTERIOR: Enjoy the scenic views of Sabattus Pond from the large back deck overlooking it all! This getaway has ample private water frontage with a large dock for your boat or jet ski! For guest use, we have 2 adult kayaks, 1 youth kayak and a paddle board! We also have a bin at the dock with life jackets with a mix of sizes. Please use kayaks at your own risk and bring your personal life jackets if you need a certain type/size. Whether you are enjoying a beautiful boat ride, gathered around the cozy fire pit, or playing yard games, you will be able to soak in all that this waterfront house has to offer. Our HUGE deck has a grill, ample seating and 2 gates on both entrances to keep your dogs in! There is also a small fenced in area directly off the back porch for your dogs! THE WATER: We have PRIVATE waterfront access. There are stairs in the backyard that lead you to the private dock/water. The water has a sandy bottom about ankle deep at the shore line and you can stand/walk out as far as the dock goes. PETS: Your well behaved pets are welcomed as our home is pet friendly. There are dogs all around the neighborhood and some are off-leash so please keep this in mind. They are all friendly! The deck is fully gated in to keep them secure and safe. We have a small fenced in area of the backyard directly off the back deck. Please pick up after your pet! There will be a $100 fee per pet/per stay SUMMER: Our home on the water on Sabattus Pond is the place to be! With a beautiful backyard with enough room for the entire group and accommodating interior, we believe you will make lasting memories! There are many things to do during the summer from kayaking, canoeing, boating, fishing, swimming and BBQing. There is no better place to spend your next vacation! ->We have 2 adult kayaks, 1 youth kayak, a paddle board and life jackets for people to use! WINTER: In the Winter you can snowmobile right out the front yard. You can also explore the frozen lake in snowshoes, ice skates or cross country skis. Our water is known for having a great variety of freshwater fish, so don't forget your ice fishing gear! Looking for a day trip? For downhill skiing, it's a short 35 minute drive to Pleasant Mountain, 20 minutes to Lost Valley and for Nordic skiing it's 25 minutes to Five Fields Farm. About one hour away from Old Orchard Beach, 45 minutes away to Portland, 30 minutes to Freeport ESSENTIALS: Bed linens, towels and toilet paper are included in your stay. If you provide your own toilet paper, please make sure it is 1 ply/septic safe. There is no water filtration system, so bottled water is necessary for drinking. We will provide a water dispenser with one jug for your use! ***PLEASE NOTE*** ->Some pictures were taken when the property was first purchased and may look a little different (decorations etc.) but overall it’s a similar layout. Pictures will be updated soon. ->PARKING: There is parking for about 5-6 cars in the driveway depending on size etc. we got our boat, trailer and 4 cars no problem. No street parking. -> We have direct water access however, there are stairs to make it down to the water. These stairs are safe and secure but as with everything, please take caution! ->Please use water accessories at your own risk! Kayaks, paddle board, floats etc. ->Our boat might be tied up on the dock during your stay. If this is an issue, please reach out and we can try our best to accommodate your needs/requests! -> PLEASE make sure to not flush anything other than “septic safe” 1 ply toilet paper down the toilet. ->The dock will be in the water May 15- October 1 ->Please do not hesitate to reach out with questions/requests.
