Your 4th Night is FREE. Amazing 4500sq ft Great Room is on an 80 Acre Private Estate. 13 queen murphy beds. Exclusive use of hot tub, pool table, ping pong, shuffle board, tanning bed, sauna & more. The room is a full size pickleball court, 1/2 court basketball and can be used for badminton & Tennis. Also a great roller skating rink! Large covered deck w/ amazing views, large BBQ grill & fireplace. Shared use of 4 acre lake, beach, 1mile+ trails. Must See!! The Great Room really says it all about this amazing, one of a kind property located on an 80 acre private, gated and fully fenced estate located in beautiful and historic Hot Springs, Arkansas. It happens to be in the Path of Totality for the Solar Eclipse occurring on April 8th of this year. We wanted to make this space as well as two other separate but equally awesome spaces available for this once in a lifetime event. This very large 4,500 sq ft room was originally built as an indoor swimming pool and we converted it into this multi use recreational accommodation that will provide the perfect place to relax and enjoy the eclipse. You and 12 of your closest family/friends will be the first group to experience this one of a kind slumber party styled space in a once in a lifetime moment in time. There are 13 brand new Queen size Murphy Wall Beds in the room. They fold up when not in use to increase the space available for other activities. We think that the space would be maximum comfortable with around 13 guests but we will allow up to 26 guests. You may bring up to 3 tents with your booking and they can be set up directly in front of the deck. There are two sinks on one side of the room and a kitchen type sink and counter on the other side next to the deck. There is a large BBQ grill that can easily handle 20+ burgers. There isn't a full kitchen in the space but we will provide a 25 cup coffee maker, coffee and condiments. We'll also provide a 4 slice toaster, a large griddle, a microwave and we also have crock pots if needed. We'll make sure there are some pans & cooking utensils there for use on the grill as well. There is a refrigerator but we recommend bringing some coolers for additional cold food/drink storage space. Hot/Cold water dispenser, stocked with mineral water from the Wellington Fill Station in Hot Springs will be provided. This is some of the BEST drinking water on the planet! The hot water quickly makes soups, oatmeal's, ramen & hot teas/chocolates. We will provide all the paper products you'll need during your stay including paper plates, napkins, bowls, plastic utensils, cups, coffee cups, aluminum foil, trash bags, toilet paper, etc... All towels and linens are provided. You might want to bring an extra beach towel. There is a two person infrared sauna, a tanning bed, pool table, shuffle board table, ping pong table and lots of board games for your exclusive use. The pool table has a top to turn it into a table. Large screen roku TV & DVD Player. Must use individual hot spot for wi-fi. We don't get a fast enough signal here to provide it. 3 - 8' Folding Tables & 20+ Folding Chairs Bluetooth party speaker. All the rackets and balls for the games are provided. If you have roller skates/blades, feel free to bring them. This room makes a great skating rink! The hot tub is next to deck facing the lake and 50' tall water fountain. It's less than a year old and has LED lighting and extra water features and jets. It also has blue tooth capability. It says it's a 6 person hot tub but it is most comfortable with 3 or 4 at a time. Your group will have exclusive use of this awesome feature. There will be two other smaller groups on the property as well as our group so up to an additional 20 people on the property at any given time. You can see the new Guest House from the Great Room but it's far enough away as to not over lap each others peaceful gather. There may be up to 8 guests there. The Studio accommodation is closer to the beach and there is a maximum of 6 guests there. Our Group will be in the main house and if you need anything during your stay, we are just a call away. Shared guest amenities include the 4 acre lake, the soft sandy beach and bungalow area. There is a covered picnic table and seating there and also a small propane fire pit (great for smores). We also have several kayaks and paddle boards. If you have extra beach chairs and/or kayak and paddle boards feel free to bring them. There are a couple of fishing docks and we also have a fishing kayak. We are wanting to reduce the number of smaller fish in both the pond and the lake so you are welcome to catch and release or you may also keep any that you catch that are under 13". There are primarily bass, crappie & catfish. There are over 1.5 miles of private groomed trails throughout this beautiful property and you can hike and/or mountain bike at your will. The property is completely fenced so you can comfortably wander too. If you like trail riding, you should definitely bring your bicycle. It's a fun fairly moderate ride. There are a few meditative/relaxation stations on the property which provide a perfect place to rest and reset. We are bringing in 3 port-a-potties that will be placed throughout the property and one will be easily accessible for your group. We are including an Eclipse Gift Basket worth over $500 in retail value. Some of the items that are in there are a commemorative Eclipse Poster 3 Piece Set and Eclipse Viewing Glasses for each of the guests. There is also commemorative Eclipse Buttons & Magnets, DIY Paint Sun/Eclipse Wooden Wall Hanging and sun/moon crystal window hanger for each of the guests. And for the group collectively there are books, crafts and CBD product samples from our retail store, Hot Springs Hemp located in downtown Hot Springs.
