Located at the foot of the South Downs, the contemporary annexe sits adjacent to our Grade II listed cottage. Whilst completely independent of our house (separate access and a small private patio) the French doors do look across the garden to our cottage. Superbly situated for walkers, cyclists and exploring the highlights of the area - beautiful villages, wineries, historic houses & gardens, or simply for a break. Easily accessible for Brighton, the south coast and trips to London. A calming and contemporary guest house. Light and open plan living/kitchen/dining space with vaulted ceiling and large windows and French doors. Fully equipped kitchen. Double bedroom with a view over the garden and neighbouring church. Compact bathroom with walk-in shower. Underfloor heating throughout. Small patio area to the side, with bistro table and chairs.
The facilities were top notch, quality. Cosy, private and we felt right at home. Smelt fresh and fragrant inside and out. Verity was welcoming and helpful, as was Ziggy, the dog! Beautiful walks and places to explore on the doorstep. Will defo be back and highly recommend to anyone looking for peace and quiet.

We are thoroughly spoilt by our surroundings. Clayton is a small village at the foot of the South Downs. A footpath moments from house leads to the Jack and Jill windmills and South Downs way, with wonderful walks and stunning views.
Nearby Ditchling is a pretty and historic village with two pubs serving good food, The Bull and The White Horse. The Bull has a lovely garden and seasonal outdoor pizza oven plus occasional film screenings. The Green Welly café is a great spot for breakfast or lunch plus there's the award-winning Ditchling Museum.
Hurstpierpoint houses quaint antique and vintage shops, pubs and tea rooms .
Hassocks can cater for most needs with two supermarkets, chemists and an array of other small shops as well an Indian and Chinese restaurant and fish and chip shop.
We love nipping down to the beach in Brighton or Hove, or further along the coast, or walking out of our gate a few metres to the public footpaths leading up to the Jack and Jill windmills and South Downs way. There are numerous National Trust properties within driving distance and, if you enjoy wine, award winning wineries with excellent wine tours, including Ridgeview, Court Garden and Bolney Wine Estate. Enjoy antiques shops in Lewes, the Lanes in Brighton, or simply potter about this area of outstanding natural beauty.
For walkers and cyclists there is direct access to the South Downs moments from the house There is also a local pub serving food a short walk away.
The historic villages of Ditchling, Hurstpierpoint are a short drive away. Brighton is a 15 minute drive, Gatwick 20 mins.
Hassocks is a walkable 1 mile. Hassocks station is on the London to Brighton line (including a stop at Gatwick). Hassocks station has a car park. There is a bus service to Brighton until late afternoon.
If our bikes are free, you are welcome to borrow them for an amble around or trip to the pub.
