Your room is yours, but you have full access and shared use of the house with only you and your hosts. 2 Minutes from the local high street and its multicultural food outlets and shops. 7 minutes walk from Leyton Tube Station, access into Central London (20 Mins), O2 Arena (30 Mins) QE Olympic Park & London Stadium (20 Min) My house is a 3 bedroom mid-terrace Victorian property. It is spacious and warm inside during the winter and cooler in the summer due to the way it faces. We offer the bedroom and house displayed in the pictures, not multi occupancy apart from the hosts and you. The house has been modified and fully renovated recently. The main bedroom (4m (13ft) x 3.5m (11.5ft) ) is part of what is on offer. It has dual windows providing plenty of bright daylight. During the summer it looks directly into the leaves of the trees outside on the street. The room benefits from 2 radiators for the cooler months and dual sash windows for the warmer ones. Bath and hand towels provided for each guest and there is a hair dryer to in the room. The street is one way and is very quiet for London, with speed restrictions and not a cut through for traffic or emergency services. Parking is generally good due to the permit parking restrictions. Parking is free at the weekends and free permits can be arranged for mid-week stays. I share my house with my 17 year old son. He is studious and respectful. so there will be no noise from him or his music or online interests. He is happy to help, if he can, if his father is not available whilst you stay. All he asks is if you are staying between Monday and Friday he needs the main bathroom between 6am to 6.30am to prepare for his commute to school. At the weekends he enjoys a lay in! The house has free WIFI included (200Mps+ Download Average) and details provided in advance, but generally most Mobile 5G Signals in the area are at an insane high level and quicker depending on your phone and SIM.! Apart from the Hosts two bedrooms, the rest of the house and garden is yours to share with us, we even have a Ping Pong table we can erect in either downstairs open areas with some notice. The garden is available to smoke, vape and BBQ in, please lock the back doors when you come in after you have finished is all we ask. The rest of the house and your room are strictly no smoking or vaping, thank you for respecting this. The property has an up and a downstairs toilet. The upstairs one is in the main bathroom and the downstairs one attached to the back of the property via the kitchen. The downstairs one is currently under renovation, wall and floor wise, but fully functional and ideal when using the secluded garden area for relaxing in. The house is a home for us and anyone who visits. We keep it clean and tidy and not cluttered. We are not looking to create a Boutique BnB, just a comfortable, clean and flexible temporary home for you. We look forward to welcoming you.
