We stayed at this long-term rental for 3.5 months. While Matt is friendly, responsive, and sends maintenance promptly to address concerns, we encountered challenges that significantly impacted our stay, our health, and incurred over $300 in uncompensated costs, including: Health/Safety: black mold in bedroom closet & bathroom; broken window and latches Maintenance: broken toilet, broken shower door and nozzle Pest Concerns: mice, ants Amenities: kitchen lacks basic supplies, no sleeper sofa as advertised. Some linens and towels were stained and torn. No dresser to store clothes. Connectivity Issues: persistent Wi-Fi problems, unit does not have its own internet but shares with property next door. Neighborhood Safety: While not within owner's control, there were some safety concerns due to the high incidence of homelessness in the city. Pros: spacious unit with comfy king bed and two workstations, outdoor area for our dog, close to transit, great shops/restaurants, in-unit laundry.

The place is very convenience! We can get to bus or Bart station in 5 minutes. We can also walk to supermarket, and USPS. There are also a Zipcar and a Getaround car just in front of the place. I recommend you to keep your own car at home and use public traffic/Uber/lyft in San Francisco. Although this place offers a nice parking space, window-breaking of car happens in whole San Francisco. The Getaround car happened twice. This place is a quiet and safe place. We all can get good sleep at night. PS: If you want to bring your pets here, make sure they get washed and clean. It not Matthew’s problem but we can still smell some dog-smell by previous residents even the housekeeper clean the place seriously. The smell got lighter after we stayed 1.5 months later. I am sure it will subsides when you stay here. Matthew is very friendly and always helps us. If we visit San Francisco next time, I hope I can stay here again!

The host was extremely responsive and helpful. The apartment was well priced and looked good. the only reasons for 4 stars instead of 5 was that there was no toilet paper, paper towels, dish soap, or laundry detergent and we had to buy our own. and also it's a bit of a rough area and our car had the windows smashed several times. it was very close to Bart and very spacious.

Pros: Close to Dolores Park, lots of bars and restaurants, and public transportation! Much bigger than the photos made it seem! In-unit laundry, two desks, off-street parking! Host is very responsive! Cons: Furniture, bedding, windows, everything in the bathroom, kitchen appliances, etc are ready to be replaced. Parking setup was odd and inconvenient at times.

Great location, quiet yet very central/convenient - a block away from bustling Valencia. Was great to have in-unit laundry as well. Overall, would recommend and stay again!
