The Captain James Braman House is a pre Revolutionary War home that has been lovingly restored. Our home is just a short walk to Newport's downtown area which features shopping and choices of casual and fine dining. Newport's many other attractions such as the Cliff Walk and mansions are a short walk or drive away. Having just recently purchased their forever home, Susan and Bill ran a successful Bed & Breakfast for many years in Newport and are seasoned hospitality professionals. Your apartment features a kitchenette with table and chairs along with microwave, Keurig coffee/tea maker and sink. The bedroom has a Queen bed with TV in room. Your private bathroom has a tile enclosed shower. As our home is a colonial built in 1748, the stairs are steep.
In a such a great location where you can walk to downtown or the free trolley in less than 10 minutes. Susan was very helpful and informative! The map and brochures she provided were so useful for planning our days. The space was clean and functional. We had no issues with finding street parking nearby. We would definitely recommend this place to Newport visitors!
We loved our stay at Susan & Bill’s place, it was in a great location, very walkable, and we never had trouble finding parking. Susan gave us lots of great recommendations of local places to check out and made our check in and check out super easy. We would highly recommend their place.

The Point is one of Newport's best preserved historical neighborhoods with many of the homes dating to the late 1700's. The Point has consists mainly of residential, single family homes. The 18th century streetscape are well preserved with few additions after the 19th century. The Newport Restoration Foundation, founded by the late Doris Duke owns 27 homes in the Point neighborhood with waiting lists for people looking to live in one of the Duke homes.
A lot of Newport is best seen on foot from the historic neighborhoods, to the harbor and Cliffwalk. Many guests bring their bikes and enjoy Newport on a leisurely ride while others use public transportation or their own vehicles.

Both New Yorkers, Susan and Bill met by chance in Newport after Bill lost his wife and Susan having lost her partner of many years. With a Master’s Degree in Rehabilitation Counseling, Susan ran the behavior program at a local center for developmentally disabled adults. After 26 years in the human services industry, Susan was laid off for budget reasons. Having had a background in the restaurant and catering industry during and after her college years, Susan decided to open a tea room and gift shop at our Inn. As the only Tea Room in Newport and the only one in a B&B/Inn that is open to the public, it has turned out to be quite popular. Formerly a middle school computer and special education teacher, Bill put his middle school online with its own web site, the only middle school in the state at that time to have a web presence. The ability to get The Spring Seasons Inn online back when very few Inns had a web presence made a big difference in their success. A combat veteran of the Vietnam war, Bill retired from the Army Reserve as a senior Military Police Officer and recently retired as a civilian for the US Air Force.
