Jess's place is good value for money, not least in the Urbana-Champaign context. When the listing describes the house as "quirky," this primarily refers to the house rules, which verge on byzantine. After you read the extensive rules prior to registering, and then the extensive new set of rules in the welcome description, there will be still more rules during your extensive (20-30 minutes?) check-in. That said, Jess is resourceful and hard-working; this combined with the rules, it seems to me, is what allows her to offer good value. Perhaps some simplification of things could still be managed. In the meantime, just remain attentive to the rules at all times, and you'll be good!

Do not waste your time with this Air Bnb. This is literally the worst experience I have ever had. Be warned: AFTER you pay, there will be a laundry list of house rules that you will need to follow that don’t appear until after you make the purchase. When I saw them, I immediately wanted a refund and that’s the next worst thing about this place, only a 50% refund will be issued after you book it, regardless if you cancel way ahead of time. Also, it’s odd that Airbnb hasn’t caught on to the fact that the “good reviews” J has are from a cycle of the same people. This is definitely a catfish Airbnb. One of the best ways I can capture an experience with J was when I was kicked out of using her shower 10 minutes before she needed to shower to make it to her concert. What an unbelievable waste of money. I would have rather just did what everyone else does and stay at the Lincoln Lodge. She also claimed to be COVID safe and proceeded to share her opinion on why she is not vaccinated. Trust me, this is not a place you want to stay.

A few too many rules and an overwhelming check-in process made this an uncomfortable stay. We got the sense that we were inconveniencing the host by choosing to stay here. The room was also hot and the beds were uncomfortable.
