Clean, cozy, king-sized bed (with 6 pillows) and many amenities! - High-speed wifi (reasonable data use, not unlimited) - Local TV - Roku/Chromecast - Sit-stand desk - Private sink - “Fireplace” Late-night, self check-in and early bag drop-off allowed (contact me, for early drop-offs). 3rd guest is extra/max. No smoking, no drugs, no pets. My home is shared (2nd AirBnB room & myself), so I am not required to host ESA. 2nd AirBnB room: "Solo-Traveler Getaway or Office" STR21-0014 Note: Major upgrades to the ceiling and lighting, done in early 2024, not shown in photos. If you're a chill, easy-going person who enjoys other people and likes helpful information, I've got you covered! Read on, all the way to the end: If you have questions, feel free to ask me and I'll reply as soon as I can. I will be offline for the month of May, so my co-host will be helping in my absence. He may not have all the answers and he may take longer to reply, so please read my listing's details, for getting answers asap. For distances to and from my house, I use the address for our community's pool house, which is 2850 W. Long Ave, Littleton, CO. I've been hosting since 2018 and have hosted/met all types of people. I welcome strangers into my home and aim to make their stay the best. Most are wonderful people but there are exceptions to everything. I am able to say no to unreasonable people and unreasonable demands (there have been many). I've learned that putting signs in places where questions arise, is most effective - for most people. After years of experience, I've gotten my rooms and amenities to where I have guests covered for nearly every possible need. Guests who stay with me don't need to pack or shop for a lot of bulky travel-related things[ because I provide a lot of extra amenities - be sure to read the list of amenities and additional description information, here. Guests have the best time at their AirBnB bookings, when they take the time to read what hosts provide in their listing information. This info is here to help you help yourself. So, when you stay with me, I'm here to make everyone's stay safe and enjoyable. I have one indoor camera, in plain sight and pointing at the stairs which lead to the two bedrooms and upstairs bathroom. The camera points AWAY from the bedroom and bathroom doors. The camera was added, after a guest harassed ME, so I wanted to add an objective, digital witness. Some guests have mentioned (in their review) their appreciation, for the added safety inside my home, because it protects EVERYONE. Unsurprisingly, people behave better, when they know there is a witness. Every motel and hotel in America has cameras pointed at hallways leading to guests' rooms - as do I - for many, well-proven, well-documented reasons, starting with safety. If you have an issue with me having a security camera in my home, tell me. If you support having the additional security in any SHARED home, where strangers are sleeping feet from you, tell AirBnB. Tell AirBnB to clarify in their policy that in-home security cameras are a GOOD THING, in SHARED homes/spaces. For some reason, AirBnB's revised policy regarding security cameras does not distinguish between whole-house (absentee-owner) rentals and shared-home (owner-occupied) rentals.. Obviously, my home is owner-occupied (it's my home). I have many unconventional features around my home (which guests love) and some of these features require a little explanation. So, I provide signs - where needed. Sadly, there are guests who get upset and bent out of shape, when they see my signs. They typically assume (without reading them) that my signs are all rules - when they're mostly helpful info, to answer questions people have asked in the past. Only the most-important house rules are provided - because most guests NEVER read the listing's House Rules and or Description, even after booking. Also, people often check-in after hours, so I may not be awake and I want everyone to have what they need, at all hours of the day or night. Keep in mind, not everyone is comfortable asking questions, or don't speak English. The signs help everyone settle in, quickly and comfortably. Yet, there are some guests who view the world through their one lens and fail to grasp that there are people who are different from them. So, if you're controlling, entitled, judgmental, and hyper-critical of others; and or you expect hosts to run their homes exactly as you run your home; and or you cannot open yourself to something new - feel free to book elsewhere. I prefer hosting easy-going guests who are interesting and fun to be around. My nightly rates are far cheaper than the nearby hotels of equal comfort - but my rates may be higher than other, newer AirBnB hosts' listings. All in all, I aim to price my rooms fairly and at competitive rates. Also, my nightly rates were increased after a few, highly-stressful hosting experiences (local guests, usually from Denver, with "issues"). My rates are my only option for preventing "difficult guests" from using AirBnB during their crisis/drug/housing issues. In these few instances, these local guests bring their problems into my home and cause me a great deal of stress. Fortunately, none of my guests in the other room have had any issues with these "difficult guests"; though, a few guests did get to witness some stressful exchanges (which I keep civil and professional, while the other guest does not). People who live farther than 30 miles usually are legitimately traveling, for work or pleasure, and they usually leaving their issues at home. The bedroom is on the top floor of a 2-story townhome, with a vaulted ceiling and 2 windows facing west (with a "peekaboo view" of the foothills). You also have a private sink in your room. A room key is available, upon request (no fee). Your room is next to the upstairs, shared bathroom and across the hall from a 2nd AirBnB room (two AirBnB rooms, total). The kitchen, living room, my home office, and a half bath are on the first floor. I stay in the basement or the "other" upstairs bedroom, when it's not rented. Enjoy a 45-inch TV, with local channels, Chromecast, and Roku (for live streaming from your phone's apps... like Netflix, YouTube, etc). Try out the cordless headphones, for late-night, full-volume movie enjoyment (available, for free, upon request). Use the sit-stand desk, to easily work-from-home. It is a 24"x24" split top, in the walk-in closet, and on wheels, so you may move it around as desired. Two Ethernet ports available: one by the window and one at the sit-stand desk in the walk-in closet. A cozy, 3D infrared heater (aka "fake fireplace") faces the bed. It warms up the room, if needed, but it is mostly used for adding a more relaxed/romantic lighting to enjoy the room at night, along with the dimmable, overhead X-mas lights. In the summertime, I install a window AC, to keep the room nice and cool (set to roughly 73 F, not lower). There is also a fan over the bed. In your room, I provide (to use inside my home, during your stay): - 1 robe, per guest - 3 towels, per guest - 1 plastic eating tray, 1 cloth napkin, 1 drinking glass, per guest - 30 hangers - 4 folding tables - Hair styling tools: hair dryer, hair straightener, and 2 curling irons (large and small diameter) - Iron, ironing board, and distilled water (for iron and CPAP) - 2 tote baskets, for toiletries - 1 toothbrush holder - 4 medium-sized bins, for storing groceries, etc - 2 throw blankets At the bed's headboard, I provide six, 3-prong outlets PLUS charging cords, for: - 2 Lightning (iPhone) - 2 USB-C - 2 Micro-USB - 2 USB extension cords Also, enjoy the "sleep sounds" (white noise) generator, overhead (dimmable) X-mas lights, overhead fan, and overhead reading lights. A private, mini-fridge and a shared, mini-freezer are available for your use, just outside the fully-equipped kitchen area and washer/dryer (on the first floor). The washer and dryer are available, for a fee. I occasionally rent out the couch/living room area, to CT hikers. When that happens, I put up privacy curtains at night, so you won't see them while they're sleeping. This is also where friends and family may stay, when visiting. My location is very popular, especially in the summer months!

I stayed in the large master bedroom. Karen's place is clean, cozy, and very quiet. All amenities and more were there. Karen is friendly and easy to talk to. I felt safe in every way. The signage she had everywhere was very helpful. I enjoyed my stay.

Karen was absolutely fabulous! We chose to stay w/ her because of the incredible level of detail in her description & the depth to which she's considered every potential need her guests may ever have. It gave us so much peace of mind knowing exactly what to expect — which let us focus on the far less-predictable parts of our trip (figuring out public transportation to/from the airport, rental car, traffic, etc.). It was so wonderful having Karen's cozy place as our "home base." Karen has an enormous wealth of knowledge about the area. Her advice was truly priceless — from seasonal attractions (Magic of the Jack O Lanterns!), a zillion hiking areas, breakfast places (Toast!), advice on how early to get to Red Rocks Amphitheater before our show (we followed Karen's advice & got there WAY early & had a blast tailgating w/ people we met before the show!), to how to adapt to the altitude & lack of humidity, to double-checking our train schedule for us. Thank you for everything, Karen! <3

Karen's place was a bargain for all the features and the great location. She greeted me in person and answered even my dumb questions graciously. Her place is well labeled and cleverly decorated to get maximum use out of a small space. Each guest had a fridge. There were various coffee and tea options and everything was easy to find. The bed was quite luxurious with pillows galore. I'd definitely stay again if in the area.

Walk/bike 0.65 mile (east) for the Highline Canal Trails (great for biking/walking/running!)

Rideshares are available in the area. If you don't want to walk to the RTD Littleton-Mineral Station, it’s about a 1-mile drive.
Car rentals available, 2.25-2.75 and 4-5 miles (southeast) at Enterprise's or Hertz's "Local Edition" car rental agencies. Save money on rentals (versus paying extra fees/taxes for airport rentals). Be sure to check rental rates in downtown, near the Union Station stop.
Some guests have also booked at a lower cost, with Enterprise, and chose the location off of Tower Rd, near the Holiday Inn (off airport). You can take the hotel's free shuttle, to get to the location for picking up and dropping off your rental.

Electric bike rentals are available, 1.25 miles away, at "GoodTurn Electric Bikes" (in the Aspen Grove shopping center). Check their website for daily rates and discounts; 2-fer Tuesdays (half-price rentals) may still be an option.
