Tucked away off the High Street in Kessingland which lies within the Suffolk Coast & Heaths Area of Outstanding Natural Beauty, Burntwood House is so named due to its exterior charred timber and Corten rust cladding finish. Inside, the recent conversion includes a variety of exposed brick walls, ceramic wall art and wainscoting throughout to make this a truly unique property. The wide parking area includes attractive ornate weathered steel gates which lead into the courtyard garden where there is a seating area with large awning over. The entrance hall leads into a semi open-plan kitchen/dining room which is a beautiful light and airy entertaining space with a large round table seating up to 8 people with unusual feature lighting. The spacious bespoke kitchen has a large central workspace with granite tops and light oak-effect units which complements the gloss grey units with quality Wolf ovens and Sub-Zero fridges fitted. It boasts floor to ceiling sliding glass doors and state of the art induction hob. Utility room with washing machine and tumble dryer. Beautifully furnished living room with dual fuel burner for chilly evenings and large patio doors to garden. Ground floor bedroom (great for those who find steps a problem) with en-suite shower room. Second separate toilet on ground floor. Attractive wooden staircase to first floor with master double bedroom with king size bed, built in wardrobes, en-suite shower room and beautiful roll top freestanding feature bath in the bedroom. All bathrooms throughout Burntwood house have been finished to a high quality with electric Japanese style units and bespoke splashbacks and fittings. Outside the kitchen garden includes wattle fencing, composite wood effect decking and slate grey paving with a shaped specimen tree and hedging. The patio accessed from the living room houses more seating and a state of the art wood-burning hot tub that seats 5-7 persons. A masterful combination of innovation and elegent Swedish design, this hot tub has a unique stove that takes just 2½ hours (depending on the outside temperature) to heat the water to an even temperature with no need for pumps or chemicals. It uses fresh water that will last 3 days and will be pre-warmed for your arrival. This patio then extends to a further garden area landscaped with care and enclosed with attractive brick retaining walls and impressive and unusual evening lighting. There is also a timber summer-house and an area with a pizza oven making for a great place to sit on a hot summer evening. We allow a maximum of 2 dogs and they must remain off all furniture and out of bedrooms.Failure to comply will result in additional cleaning charges. We had a lovely time in this beautiful home, making full use of the hot tub and pizza oven. Really lovely place and would stay here again. Love the decor, fantastic kitchen, lovely place. Only areas for possible improvement would be the mattresses (too soft), and perhaps would be nice to have a power pump to boost the water pressure for the showers. But everything else wonderful.
A wonderful stay for a friends birthday celebration. Beautiful house with everything you could need. 20 mins walk to the beach and the most wonderful restaurant 'The Waterfront'. Very helpful hosts and quick responses. Perfect long weekend. Thank you 🙂

We had an amazing weekend at Burntwood house. There were 8 adults, 2 babies and 2 dogs and we all had plenty of space. The bedrooms and communal areas are all lovely and clean and the kitchen is amazing. We ended up cancelling our plans one day to spend the day at the house instead to make the most of the beautiful space and hot tub. The weather was rubbish but that didn't affect our stay, we'd definitely go again in winter or summer!
With a 5-star waterfront restaurant within a 20-minute walk, as well as the two local pubs that both offer good food, you're well served for eating out. There are local grocery shops, a bakery, pharmacy, petrol station, hairdressers, tea rooms and a choice of fish & chip shops on your doorstep as well as the weekly bustling Kessingland Car Boot/Market on a Sunday. Also within a few steps is Africa Alive - one of East Anglia’s most popular all-year-round tourist attractions with 100 acres of parkland that is home to giraffes, rhinos, flamingos, lions and meerkats, to name but a few.
Ample parking is available on site with the popular towns of Beccles, Southwold, Lowestoft, Great Yarmouth and the great city of Norwich all within driving distance and a regular bus service available from the village to all. Nearby Pleasurewood Hills Theme Park makes for an easy day out too.
