New constructed first line sea view Villa Shah is located on the shores of the Adriatic Sea in the picturesque unique village of Ljuta near the town of Kotor. The village where the villa is located is under the protection of UNESCO. The villa is designed in the traditional style of the Balkan. There are 2 houses on the territory of the villa: main and guest. In the yard there are a swimming pool and a recreation area. The villa has parking spaces for 4 cars. Distance to the sea 5 m. In the backyard of the house there is a swimming pool, a recreation area and a summer kitchen under a pergola. This space will become a place of attraction for both family members and friends at home. In this area, in addition to the kitchen, there is also a place for a barbecue and a bar counter. The villa has green areas that will provide coolness in the summer heat. The main house has three floors. On the ground floor there is an open plan kitchen-dining area with three large balcony doors connecting the space to the front terrace and providing easy access to an additional dining area outdoor. The kitchen area is fully equipped. There is a wine room in the house, as well as utility rooms: laundry, server room and pantry. On the second floor of the main house there is a living room with a sea view and a fireplace area. Next, there is a spa area with a gym and access to the pool and a guest house. The third floor is devoted to the master bedroom with a sea view, a large bathroom, a dressing room and additional children’s bedrooms. In the house there is an opportunity to organize a cabinet and other privacy zones.

Ich war hier mit Familie und Freunden für einen Kurzurlaub. Die Villa ist luxuriös und wunderschön und hat eine positive Ausstrahlung. Es gibt viele Schlafzimmer mit viel Platz und Stauraum, Bäder, ein schönes Wohnzimmer und Essbereich, eine schöne Küche, Pool und einen Gartenbereich. Die Lage ist perfekt und man hat einen schönen Blick aufs Meer. Insgesamt ist die Anlage außergewöhnlich und bietet ein Leben im Luxus! Das Personal ist sehr hilfsbereit und höflich. Die Besitzerin ist ebenfalls sehr freundlich und nett. Sie empfahl uns einige schöne Orte in der Nähe, die wir besuchten und die uns auch sehr gefallen haben. Wir hatten wirklich einen tollen Urlaub und werden auf jeden Fall wiederkommen.

The villa is a perfect holiday place. A beautiful, spacious, very clean and stylish house, located on the shores of the Adriatic Sea that provides stunning views to the sea with the unforgettable sunsets. As for me, it is one of the best places for swimming. The entrance to the sea is a small pier. The sea is warm, calm and clean. All the facilities are there for a very pleasant stay. The house is wonderfully bright and comfortable, great location with amenities and parking places. Bedrooms are really great light-filled and spacious, and the beds are very comfy. Pool is great for the relaxation and the swimming activities. The owners are friendly and helpful, accommodating all the guests’ needs. Recommending the place and we will come back there again.

Our stay at Villa Shah was beyond all expectations. The house is exquisite and the view is absolutely breathtaking. You are right at the sea (quite literally 1 step away from the water). I’ve stayed at the house with my family, and we had absolutely everything we could have ever needed. The villa is newly renovated and oh so spacious, 7 bedrooms with plenty of storage, 10 bathrooms, a beautiful lounge and a dining room. Not to mention the pool and a lovely garden outdoors. The kids and the teens enjoyed the pool time, adults enjoyed the loveliest dinner party that was so easy to throw given a fully equipped kitchen. The host and the staff was extremely welcoming and accommodating. A few requests from our side were executed flawlessly. We had a wonderful time. Thank you so much for our lovely stay 🙏🏻
