A private, spacious, and sunny garden studio, just off bustling Ponsonby Road. The perfect place to stay for a short break or a longer assignment. The gated entrance leads to your private garden and deck, and a self-contained, comfortable & stylish studio. It's handy for everything being an easy 2-minute stroll to Ponsonby Road and is well connected to public transport options. The private, self-contained, purpose-built garden studio is a stand-alone building behind my home. It is sunny and secluded, with a private entrance. It is located in the heart of vibrant Ponsonby and has a sunny north-facing aspect with the studio enjoying all day sun. The bed is a comfortable queen-size. The en-suite bathroom has a double-head walk-in shower, heated towel rail, mirror demisters, and plenty of cabinet storage. The loo (toilet) is in the bathroom. The studio opens onto a sunny deck via tri-fold doors and is available for your sole use. There is a strip kitchen with an integrated bench-height fridge and a two-element cooktop. However, with Ponsonby Road and the famous Dizengoff cafe an easy 2-minute walk away, you will be spoilt for great cafe and restaurant options. Parking is in high demand in Ponsonby and it has a Resident-only parking zone that is in operation M-F during business hours. Parking coupons are available from me for $10 per day if required. Parking is in very high demand on Thursday, Friday, and Saturday nights when people come to Ponsonby to dine and socialise. With most things being within walking distance, or easily accessible by the nearby public transport links, having a car is not essential here. - Historic residential neighbourhood. - Beautiful garden setting. - Relaxed and comfortable studio. - Pleasantly stylish interior. - 2 minutes walk to the 'Link' bus stop. - Electric blanket. - Ironing and ironing board. - Hair dryer. - Television (free-to-air local channels only) and DVD player. I hope that during your stay you will enjoy all the best that Ponsonby has to offer; great coffee, great food, vibrant night-life, heritage architecture, the relaxed lifestyle, historic wooden homes and lovely gardens, some of New Zealand's best shopping, proximity to the harbour, beautiful walks and easily accessible to everything. Jennifer's studio was fantastic! She was super friendly and provided us with lots of local fruits that were in season, which was a great snack to have throughout the day. The location is great too, with tons of bus options to get all over the city.

What do I love about my neighbourhood? Everything!
I love its position in relation to the waterfront, the city and the transport hubs. I love the old wooden houses and the heritage nature of the area. I love that I can walk to everything I need, including the ocean, the gym, the food store, the library and the city. I love that the studio is bathed in sunshine and natural light and that it enjoys the beautiful western sunsets. I love that Ponsonby has a vibrant local community where people still know their neighbours and talk in the street and the local stores.
Two x AT HOP Cards are provided. These can be loaded with money for economical use of public transport - bus, train and ferry. Please see the AT website for more details in my 'Welcome' folder in the studio.
The 'Link bus' stops right at the top of the street which is a 2-minute stroll away. This connects to the Britomart transport hub at the bottom of Queen Street as well as following an inner city circuit loop. The buses travel in both directions and the stops include Newmarket, the Auckland Domain and Museum (a short walk) Downtown, Parnell, Auckland University etc.
Ponsonby has many pleasant urban walks and connects to the waterfront via a pedestrian over-bridge across the motorway. This is a great walk via Ponsonby Road and through St Marys Bay. The Wynyard Quarter connects via Te Whero pedestrian bridge to the Viaduct Basin and further along to the Britomart Quarter. An easy 20 to 30-minute walk that's mostly all downhill. Then simply jump on the Link bus to get home or alternatively hail a cab to bring you back up the hill to the Ponsonby ridge line.
The motorway ramps are all very close and easy to access in all directions.
