THE LIVING SPACES: Each downstairs spacious lounge room has a huge 70" Smart TV & 3 x super-comfy sofa beds which opens to a private courtyard, complete with Weber Family Q BBQ & outdoor dining table (seats 8), plus laundry facilities. The mid-level kitchen & dining spaces have an 8 and 10 seat dining table, fully equipped kitchen, including a Nespresso coffee machine & dishwasher, plus Smart TV & sofa. Open up the sliding doors onto you balcony & enjoy your coffee, local gin from KI Spirits, or wine from Dudley Wines, Islander Estate or Bay of Shoals - just complete it with a good book or long chats - you'll be spending a lot of time in this space! Even in winter, this level is so beautiful for admiring the ocean's beauty and gorgeous sunrises & it's quite a sheltered space. GUEST NUMBERS: Base rate includes up to 12 x guests using standard bedding (a King, Queen & Double in each townhouse), with a fee for extra guests and / or non standard bedding (i.e. if you book for 12 or less guests and need to use the sofa beds in addition to the normal beds). Only booked, paying guests can stay or visit. 1 x infant <2 yrs stays free in each townhouse. About 4-6 guests is a very comfortable occupancy in each property with the 3 beds in each townhouse, however if you need to accommodate a larger group, please keep in mind that there are only 6 beds in total so you'll need to pre-arrange for use of sofa beds in the big downstairs lounge rooms or upstairs master bedrooms. BEDROOMS: 3 in each townhouse, so 6 bedrooms in total: Bedroom 1: Large bedroom privately located on the top level, with King Size Bed, ensuite bathroom, TV, opens onto a balcony with stunning views, thick curtains, individually controlled a/c. This room is a real treat for the grown ups, you'll feel like you have your own hotel suite! Bedroom 2: Queen Size bed (mid level) in a smaller bedroom, individually controlled a/c. Bedrooms 2 and 3 share a bathroom on the mid-level Sofa Beds: For use by arrangement only, 1 in Bedroom 1, 3 in Downstairs Lounge room, these are very comfortable 'Koala' brand sofa beds. **Important: there are 2 bathrooms (plus an extra powder room) & 3 bedrooms, with 3 beds in EACH TOWNHOUSE. this listing includes TWO SIDE-BY-SIDE, ALMOST IDENTICAL TOWNHOUSES, so a total of 2 x king beds, 2 queen beds, 2 double beds. Please ensure that this configuration will be suitable for your group, noting that a double bed isn't as large as a queen & the 2 minor bedrooms aren't big enough to add extra beds; these smaller bedrooms are just compact 'apartment sized' bedrooms** LINENS: All professionally laundered white linens are provided, including Beach Towels, bath towels, tea towels, bedding etc. Please bring cot bedding for your little one if required. FAKE TAN STAINING WILL INCUR A REPLACEMENT FEE SORRY - if you are using Fake Tan, kindly bring along your own linen. CONSUMABLES: Basic consumables are provided for your convenience (toilet paper, paper towel, dishwasher tablets, soaps, food wraps, pepper+salt, coffee+tec etc.). CHILDREN: Children are very warmly welcomed & are very special guests indeed, but please keep in mind that this is a luxury, high quality property that's welcoming & beautiful for respectful families, but certainly not kid-proof & kids will need supervision for both their safety and to not damage furniture etc. You'll all love the convenience of the fenced park, playground and BBQ facilities just across the road (grab a coffee, kids are happy for hours = perfect holiday)! We can supply a porta-cot & highchair by arrangement. There are however balconies, stairs & normal household risks, so caring supervision is required of your precious children. ACCESS: These amazing views & 3 storeys / split levels, mean stairs (and a good excuse for an extra holiday indulgence!)...however there isn't a lift, so if you have mobility issues navigating stairs, as much as we'd love to welcome you, this may not be the best option. But don't worry, we might be able to help you with suitable alternative accommodation, please get in touch. CHECK IN / OUT TIMES: Standard check in is from 4pm, check out by 10am. PARTY POLICY: This strictly isn't the place for wild, crazy parties, schoolies, buck's, hen's etc. You're very welcome to celebrate a special occasion in a quiet & sensible manner (it's absolutely gorgeous!), however functions require prior approval, only booked guests may attend the property (no extra free visitors sorry) & no disturbance to neighbours - thank you kindly :). There's a great group BBQ & undercover picnic area across the road at the playground / park for groups to get together & celebrate. PETS: Sorry, pet's aren't allowed on the property-we love fur-babies but have no insurance whatsoever for damage caused by animals or pets. GENUINE Assistance animals provide valuable support & are naturally very welcome, however we'll just need to know in advance to make appropriate arrangements. CLEANING: Standard cleaning is naturally included & our pleasure-you certainly don't have to clean the whole house when you leave-however as is holiday rental etiquette, the expectation is that it's respected & needs to be left neat & tidy, certainly not filthy, spills wiped up, rubbish in bins & items-particularly in the kitchen-put back where they were found on arrival. A big thank you! We don't have any fish cleaning facilities. TRAVEL INSURANCE: Sometimes holidays don't go as planned, and something may arise which prevents travel or impacts your stay, such as illness, missed or cancelled transport or weather events. As such, Travel Insurance is highly recommended. There isn't an automatic refund if you can't get your flight/ferry etc-for this reason please don't forget to arrange your travel insurance. We do NOT cover your financial risk for things outside of our control (ie if Qantas cancels your flight, if you sleep in & miss your flight, if you have car trouble, if you or a family member becomes unwell, or if Sealink ferry is cancels). WHEN TO VISIT: Everyone loves the peak Festive Season to enjoy KI's amazing beaches, do the Dolphin Swim tour & long lazy bbq's with friends in the warm evenings - and who wouldn't! But don't overlook visiting in the cooler months for great bushwalking weather & stunning photography opportunities, or simply time to enjoy beach walks, a bit of fishing, the wineries, take the kids to the playground and explore the little shops. PARKING: The garage @ Terrace One has the table tennis table set up in it, & the garage at Terrace Two is used for housekeeping items, so your parking will be in the private driveways, or on the street (Kingscote tends to be incredibly safe for parking your car), parking bay across the street, or the carpark behind the townhouses.
