Stay at our place, a 50 year old modern design cosy home with some built in quirkiness and wear; tree lined garden, a natural stream and plenty of parking. We’d like to attract business or family clients whenever you desire and we provide medium to long term serviced accommodation for corporate or individual family periodic term stay only. We are situated 6 minutes drive or 4.2km from Waterford ring road and 8 minutes or 5.5km from Tramore with the amenities and commercial access each offers. The property is set back from a country road leading to Waterford and Tramore, almost equidistant. Parking is good for 3 cars and it is possible to turn on the driveway. Internally, floors throughout are generally wood mosaic though the house was built in 1974, allowance needs to be made for some of the original elements, though regularly decorated and maintained; engineered boarding to bedroom 3 with carpet in bedrooms 1 and 4, mosaic flooring to bedroom 2 ; carpet in the lounge (this has a few marks on it). Some thermoplastic tiles are used in the utility room. The front door is approached by 2 steps and the entrance hallway has a full length glazed feature screen that it shares with a multipurpose room used for games, dining with a 4 high stool posing table for socialising and interacting. That room also has a bed settee for additional flexibility (though if you prefer the bed settee can be moved into the lounge for more privacy - we'll need some notice for this and extra planning). Indeed, our preference is to accommodate 8 adults rather than the full capacity that could be 10. You must state the identity, passport number or ID card number and names of the occupants at point of booking. There are patio doors South facing onto the garden picnic area. There is also an A4 printer located in this room with Wifi or USB cable connection facilities. Some paper and toner are present. We request and honour an honesty approach for guests to replace used A4 paper and cartridges , these cost 5Euro and 50Euro respectively locally. Of course, we wouldn't worry about half a dozen printed sheets of paper but would ask you to focus on fair use and generous replenishment. The kitchen family room is about 5.5M x 5.5M occupied by an island food preparation area, 3.7M with a 1.2M L making a great breakfast bar with space for 8 or 10 people to dine and create memories. There are two tables in the family room space which accommodate up to the maximum number of guests. This room has dual aspect East and West so is light and airy and has patio door access to the rear patio and clothes line area, along with access to a small raised rear garden with a covered shelter and route to the airgun firing range space. This room has a 43Inch TV mounted on the Southern wall. A similar size 5.5M x 5.5M or thereabouts lounge occupies the front of this T-shaped designed home. This also has dual aspect to the South and West, a patio door leading to the front lawned garden, picnic area and stream. This room has a 43Inch TV mounted on the Northern wall and the furniture is capable of arrangement to face this direction in 3 rows, creating a cinema room effect, if that is what you fancy. Unfortunately we don't have the surround sound nor the popcorn! This room does have a small feature bar to sit 5 people and a selection of glasses. The room has the benefit of an open fire but we don't encourage its use unless guests are competent in lighting and managing open fires and make all checks for safety. You need to let us know if you are intending to do that, nominating the competent person and the basis of their competency. Any damage would be charged for and cleaning is the responsibility of the guests as a result of use. The chimney has been cleaned since the fire was last lit. The entrance hallway is about 6M long, leads to the lounge on the right hand side and to the dining room and the kitchen via the earlier mentioned glazed panel games room, slightly to the left and forward Southwards towards the kitchen. A second kitchen or utility room is positioned to the left before you approach the kitchen door. and has dual access from within the house (separately from the kitchen) with access and egress through a back door. This utility room contains a second washing machine for guest purposes as backup if additionally needed. From the entrance hallway turning left 180degrees the family bathroom is directly ahead with feature sunken bath, shower, WC and wash hand basin. The area is tiled. Shower gel / body wash or soap, shampoo and conditioner are provided. Bedroom and bathroom facilities are split with two bedrooms and the aforementioned bathroom to the North-east of this T shaped building and the others which I will speak to later to the South. All the bedrooms are doubles, with a cot in bedroom 1; each of the Northerly positioned bedrooms have an easterly aspect window, looking out to the raised garden. That area has a mature mix of evergreen and deciduous trees, causing dappled morning sunrises to enter these rooms once curtains are drawn open. The foliage is a haven to bird life. I sometimes think of these two rooms as a hide. All bedrooms have plenty of folding and hanging and storage space and generally have spaces to sit and work. Stools can be borrowed from the lounge, which we double up on to act as occasional tables when lounging or using the corner bar. The bedrooms to the Southern block have the facility of a shower, wash handbasin and WC. This shower is electrical, providing instant hot water, useful particularly in summertime, when there may be less emphasis on keeping the heating and main supply domestic hot water powered up. As before mentioned, a trio of soaps are provided in the shower room and toilet paper in each. The back bedroom has two single beds and an Eastern aspect, whilst the front bedroom is West facing and looks over the lawn, picnic and stream area. This room also has a wash handbasin. The low powered airgun practice target range is situated to the North and can be accessed through the patio doors that face West or onto the driveway and into the unroofed area of the property. It is enclosed by walls and can be approached from a back pedestrian opening. The target position is in the centre of the back wall, once intended for a window, now with a plywood target board. The target sheets are in the lounge on the bookcase, we suggest you get some Blutack to attach these, rather than pins, for Health and Safety reasons. Health & Safety We emphasize the importance of fun but also the importance of measured care and attention to Health and Safety. NB: Absolute planning, supervision and control by a competent adult must be exercised when planning and using this area. We accept no responsibility for any injuries caused by guests or their visitors during their stay. If used, we expect guests to clean up spent shells or pellets and place them in the appropriate recycling bin provided.
