South Calgary Hospital is just minutes away as well. **Upgraded unit with A/C, Water Softner, Reverse O2 water, LG Fridge and Stove, Bosch Silent Dishwasher, Cedar Panelled Basement, Full Bathroom attached to the full basement bedroom, and Double Primary Bedrooms upstairs each with En-Suite Bathrooms, XBox Series S (feel free to use the guest Fortnite account "Riverayne"), plus much more! All kitchen tools are here as well and a Napoleon 3-Burner BBQ. This home is stunning and the location is incredible. Welcome to the Riverstone Wayne! It has 18 windows throughout to give lots of natural lighting, augemented by high ceilings in the living room, and amazing view of the Bow River Valley Escarpment. Each of the bedrooms are large and the upstairs bedrooms have walk-in closets to park your belonings during your stay. Between the two upstairs bedrooms is a laundry room with stacked washer and dryer along with a a hand-held steamer to get the wrinkles out of your clothes. The main floor has a spacious living room with large windows, dining room with a high top round table set from Ashley Furniture with 6 bar chairs, and a bright kitchen stacked with all the tools required for your culinary needs. The living room has a 75" Samsung TV with full cable. A lounger chair along with a 3 seat soft and comfortable couch that converts to a bed complete the living room. A half bath is also found on the main floor along with a pantry closet complete with numerous wire shelves for additional storage space. Adjacent to the living room is the patio door with access to a 11' x 8' deck complete with two wicker chairs and a gas 3 burner Napolean BBQ. PLEASE NOTE THAT THIS COMPLEX IS A FAMILY FRIENDLY COMPLEX AND THE NEIGHBOURS NEXT DOOR HAVE AN INFANT CHILD. PLEASE REFRAIN FROM PLAYING MUSIC OR TV TO THE MAX! Reasonable levels of volume are no problem but in order for the AirBnB to be sustainable, respectful levels of noise is appreciated! The entry level has a mud room type feel complete with a cloak closet and storage locker space. The garage man-door is on the entry level and access and use of the garage is not included in the AirBnB rental. From the entry level you can venture downstairs to what amounts to a hunter's cabin feel finished basement complete with a cedar ceiling and walls along with a compact and tastefully finished full bathroom complete with a rain shower. The basement has been converted to a large bedroom and has a high-end Samsung 55" gaming tv with 120 fps refresh rate, a cable box, and XBOX series S gaming system including Fortnite, among other games, and one controller (in order to play Fortnite, you can use our guest EPIC account "Riverayne" or you can sign in with your own account but be sure to log out of your own account prior to leaving). The basement is includes a FULL BC pine murphy bed with a 10" memory foam medium firmness mattress. This bed was handmade in BC from local lumber and fits in perfectly with the cedar finishing of the large basement bedroom finishings. Bedding is complete with a duvet and cover, comfortable set of 4 pillows, and high thread count top and fitted sheets to keep warm as the basement is generally much cooler than the rest of the house. This home can sleep 6 very comfortably. There are great recreational opportunities right out the door with walking trails everywhere and you won't feel like you're in the city with the amount of greenspace around. The Bow River provides excellent opportunity for fly-fisherman or if you want to launch your inflatable raft (not including in AirBnB rental) and float down the river to Policeman's Flats on a hot summer day. There is ample opportunity for wildlife and bird watching right out the door as well and along the Bow River pathway systems. There is a Great Blue Heron rookery not far south along the Bow River along with many migratory birds including, but no limited to; Bald Eagles, Osprey, Hummingbirds, Baltimore Orioles, Warblers, Purple Martins, Great Horned Owls, numerous hawk and raptor species, and endless waterfowl. Wildlife passing through the valley include: deer, moose, coyotes, beavers, weasels and even there have been the occassion cougar and bear, and recently in April 2023 a wolverine was spotted. Seton YMCA is just 5 minutes away and has all your recereational amenities including a 10 lane 50m pool, hot tub, steam room, and even a FlowRider surf machine as well as gyms and a weight room and hockey rinks. A Calgary Library is also located within the Seton YMCA. The movie theatre is also less than 5 minutes away in Seton! There are 3 major grocery stores within a 5 minute or less drive away: Sobeys, Save On Foods, and Canadian Superstore. Located near these grocery stores are restaurants, drug stores, gas stations, liquor stores, movie theatre, coffee shops, and most all other ammenities that you would ever need. Driving-wise - IKEA is located 15 minutes to the north and a Cabelas outdoorsman store is located 25 mins north up Deerfoot Trail. Downtown Calgary and landmarks such as the Calgary Tower, Saddledown, Calgary Stampede grounds, MNP Sports Centre, Heritage Park, Calgary Zoo, Spark Science Centre, and Studio Bell can all be reached in 25 minutes. Kananaskis Country/Nakiska Ski Hill is 1 hour 15 minutes away, Canmore is 1 hour 30 mis away, and Banff is 1 hour 45 minutes away - all on highway driving pretty much from the townhome. Spruce Meadows is 15 mins away and so is Okotoks and High River is 30 minutes away. Bar U Ranch National Historic Site is one hour south by car and Head Smashed in Buffalo Jump World Historic Site is located 1 hour and 30 minutes south. Waterton Lakes International Peace Park is located 2 hours and 15 minutes south. To the west, mountain hikes are as close as 45 minutes away. If you're looking for a ski day in the winter, then Nakiska, Sunshine, Norquay, Lake Louise, and Castle Mountains are all day trips away! The home is located 3 hours from the Coutts/Sweetgrass Canada/USA border crossing. Please enjoy this amazing property and respect the space in and around the property. Please do not touch the Life Breath settings below the thermostat (this is the fresh air exchanger)...but feel free to adjust the thermostat to meet your needs including making use of the central airconditioner in the summer. I hope that I can share the amazing location of this home with so many and really want all my guests to have an amazing experience. Linens are stocked, coffee is available (french press), and there is a Reverse Osmosis water system in place to complete the home (please allow it to run off for 5 seconds before using as the water line runs through the heated garage and also has a heater on the line to prevent freezing in the winter so it comes off warm to start). I've add as many basics to the bathrooms and kitchen as I can think of and please connect with me if you need anything additional during your stay - I am not far away. I may drop by from time to time to access the garage which I use as storage. As you can see, I love this home and am passionate about it. We stayed at this beautiful place for 3 nights. The place was great and the view was breathtaking. Sometimes you’ll see some deers from the backyard if you’re lucky. It’s very clean and tidy. my family had a great time there. So many indoor games for kids as well. I’m glad I chose this place to stay. Thanks Noah for being such a great host.
Noah was great and super responsive. I let him know we needed toilet paper and he delivered it within 5 minutes. The house is great too.
Located in Calgary's Cranston Riverstone community, this home is nestled in the river valley just 3 blocks from the mighty Bow River. The community is quiet and mostly mature professionals and families that live nearby - many in million-dollar homes. The community is coveted due to is recreational opportunities with greenspace and trail systems but also because of it's location to be able to access some of Calgary's high speed road systems to get around Calgary at highway speeds and without hitting traffic lights. This quiet and peaceful community is affluent and sought after by both home buyers and renters.
Calgary Transit bus stop is less than a block away. Access by vehicle is easy and parking is available right outside the door or on the street.
