We loved this property for our 3-generation 80th birthday trip. The property is cozy, comfortable and homey, while also providing plenty of space for the 8 of us to spread out. Kyle was an awesome host, providing advice about the parks as well as how to navigate the property with my semi-mobile parents. We had a small leak and a plumber was onsite within the hour to fix it. The stars were incredible, the location perfect for visiting both Zion and Bryce (an hour from each). We would love to come back. Note: While no central heating, the space heaters and fireplaces (2) kept us plenty warm in early May. Also, as recommended, we had 4 wheel drive vehicles that handled the steep driveway just fine.

Our stay was great. When we had any questions Kyle or Peggy answered quickly. The house met our needs for our group well. I strongly recommend using a 4 wheel drive vehicle. I would recommend staying at Kyle's house if you want to visit the parks.

Such a peaceful place for my family and I to stay at. Water temperature can be finicky but that’s ok compared to everything else! Hosts were always super quick to respond. Thank you for hosting!

First, we wanted something between Zion and Bryce and this was perfect. It was not clear we needed a 4-wheel to get down the driveway. We had heavy luggage we had to carry up and down a gravel driveway. We wanted 3 bedrooms and this was really two bedrooms because one had no furniture and the other two beds were downstairs with no doors. The showers on the main floor and downstairs continually turned hot and cold no matter what we did. There is no heat in the main area except for a fireplace. We did not expect this nor planned for it. The bedrooms and bathrooms have space heaters and wall units that heated the bedrooms and bathrooms up nicely. We did have a great time visiting the parks and this was a perfect location for accessing the parks

Great ambiance. Clean place. Very attentive host. Would only recommend to not park in the dirt driveway unless you have 4 wheel drive. If you don’t have 4 wheel drive, you will get stuck and will not be able to get up the steep hill and will need to be towed. Other than that, great place to stay! Just be prepared with your vehicle of choice to bring.
