Come explore the wilds of Allegany County NY! The 900 square foot cabin was built in 2019 and renovated/upgraded by the current owners in 2023 for use as a family getaway and vacation rental. There are two private bedrooms (one with king bed, one with queen) on the upper level. King and queen beds have new green tea-infused memory foam mattresses. Quality sheets and towels are provided. The full bath with shower stall is on the lower level, as well as a private multi-purpose room with washer & a dryer plus a futon with coil spring mattress for extra sleeping space . The 400 square foot deck, mostly covered, is an expansive living space for grilling, dining, relaxing, and enjoying the beautiful views from one of several rocking chairs. Enjoy a campfire at the fire pit while viewing the brilliant stars in the very dark sky! Cabin amenities include a new whole-house water purification system for clean, great-tasting water, fast internet, 43" Samsung Smart TV for your streaming services (plus 200 Samsung+ channels), DVD player, radiant heat flooring downstairs, and window AC units in upstairs bedrooms. Lots of videos and books and board games! Cabin is in a secluded setting on 3.3 acres, tucked away from the road in the woods. It is on a public dirt road, maintained throughout the year, and is 4/10 of a mile from paved roads. Driveway is plowed in the winter, but might become icy due to weather conditions. Please note that there is a gentle downward grade from the road. 4WD or AWD is strongly recommended in the winter. Cell service is spotty, depending on provider, but wireless calling is an option if your cell provider allows that. There is room for five guests (one king bed, one queen bed, one futon), though renters should be aware that interior living space is limited and may not be suitable for five adults during cold weather. During the warmer seasons, the large covered porch nearly doubles available space for relaxing as a group and dining together. Please note that while the cabin is family-friendly, it is not child-proofed (e.g. no safety gates, wall plug covers, or child locks on cabinets; cleaning supplies and other chemical products are stored in low cabinets.). Wooded areas of the property might present dangers to children, so they should always be accompanied by an adult. *Although Airbnb does not "count" infants in the total number of guests, our insurance coverage limits us to six human guests maximum, regardless of age. Due to our remote location, there is outdoor video surveillance for security purposes. Cameras (on south, north, and west sides of house, facing outward) are not monitored during guest stays (check-in till check-out.) This is our home, and we ask guests to treat it accordingly. The following rules apply: Parties or group events of any kind are prohibited. Unauthorized guests are not allowed on the property. Primary renter must be age 23 or over. No pets. A family member has severe pet allergies. Smoking (including marijuana), vaping, and e-cigarettes are not allowed in the cabin. A $250 fine will be charged to any guest who violates this rule.
