I would guarantee, you will enjoy the place and neighbourhood. Place seems a bit far from center, but you will reach Stephansplatz in 22 minutes via public transport from home. The place is heated very nicely and you will feel quite warm at Top floor apartment with open view to a green park. This is a cozy place with comfy furnitures close to kagran(U1), kagraner platz(U1) and floridsdorf(U6 and Sbahn), tram 25 and 26 also bus 27A. Closest tram station name is "Josef Baumann Gasse" and about 30 seconds away from apartment door so; Here are the list of distance for following famous locations, approximately; Vienna’s largest shopping and entertainment centre, Donau Zentrum, is 8 min by walk. Vienna International Centre (VIC) is 8 minutes away Stephansplatz is 22 minutes away Karlsplatz is 22 minutes away MQ, Museumsquartier is 31 minutes away Westbahnhof is 35 minutes away Hauptbahnhof, central train station is 31 minutes away Erdberg central bus station is 35 minutes Airport is 49 minutes away by public transport. So; location seems a bit far from center but via public transport which works 24 hours in Vienna, you will reach everywhere easily and quick; comparing the other capitals in another country.
