The Laundry has a modern washing machine. There is 1 bedroom with a Queen bed, 1 toilet, 1 separate shower underneath stairs Four bedrooms upstairs has all built in wardrobes . One of the bedrooms upstairs is a Master Bedroom with two Queen beds, having its own en-suite with shower & toilet. Two bedroom with one queen bed each, 4th bedroom offers one queen + one double bed, sharing a main bathroom upstairs. Linens, towels and beds are only provided enough for number of guests booking. Please advise to have enough blankets, bed linens and bath towels. One bedroom might be locked if we have small group booking. This property is not a hotel. Sofa bed must ask at the time of booking to be arrange for extra guests. House keeping / cleaning service is available during your stay at extra cost, please ask us well in advance. Additional features include ducted hot/cold air conditioning throughout, security alarm, fenced boundary for your privacy, timber floor though out upstairs and downstairs. Garage is not available for guest use. There is carspace for car or van on the driveway in front of the garage and many offstreet parking. You can park 2 cars front to back position on this driveway. There is camera in front of the property for security purposes. This is not a party house so we don’t accept below: 1. No more people than number of guests booked. All bookings are required to book for number of guests come in the house, not number of guests sleep over. You will receve money request from us for extra guests 2. Night time stay inside the house with doors and windows close and reduce noise level to neighbours. Strictly from 9pm: No loud music/noise/talking/argument or fighting at the backyard, front of the house and in front street all which affect neighbours. Don’t book this house if you party through out the night. 3. Guests are required to pay for house DAMAGES if any. If you break the 3 important rules above, if neighbours complaints about noise at night, if we notice more people in the house than no of people book, there is party at night time, there are people in and out the house every hour from midnight, we will ask you to leave with no refund and pay extra 1K. This is duplex house so neighbours can hear noise and they will notify us. If you have larger group and want to stay together. If you have pet, please book the house next door Jewel in the west (this one not suitable for pet) You are welcome to pay $75 extra to secure early check in before 3pm and $75 extra for late check out after 10am. We are 3mins drive to Fairfield station/Fairfield hospital, 10 mins drive to Warwick Farm Racecourse/Riverside Stables/Liverpool hospital, 15mins drive to Parramatta, 30mins drive or by train to Sydney Olympic Park / Blacktown. Few things to note: * Indoor shoes only inside the house, no high heels as the timber flooring get scratch easily * Avoid eating in bed * Outdoor heavy cooking like stir fry, deep fry.... please * All appliances, air-conditioner, heater (except fridge) to turn off when no one at home * If you stay on Monday evening, please pull out garbage bin to the street like the neighbours for collection early Tuesday morning. We really appreciate this. * Guests don’t have access to garage * No Pet * All Guests must follow our check out requests on the fridge, general tidy up, wash all dishes, all rubbish to large bins at the back of the house * Please be aware Corvid travel restrictions, lockdowns, pandemic are no longer considered extenuation circumstances after March 2019. Our cancellation policy still applies in case of travel restrictions due to Corvid.
