Welcome to this vacation rental. I hope you will have a very enjoyable stay. The details
below will help you make the most of your stay. Please make yourself comfortable and
enjoy my home as much as I do. Most of these house rules are common sense. If you have
any questions, please don’t hesitate to get in touch.
*Short term rental (STR): 30 nights or less
*Long term rental (LTR): 31 nights or more
Things to Know
STR guests will have basic supplies for their use at home. LTR guests please buy your own
after supplies are finished.
LTR Guest/s: any minor issues of plumbing, electrical etc. will be your responsibility.
You have the 4 Bedrooms and 2.5 baths single-family house for your stay.
No parties, no more than _8_ guests to sleep in the property, no smoking inside the
property, no loud music or noises between the hours of 9:00 pm-9:00 am. Please be
considerate of other guests (duplex or shared) and maintain neighborhood decorum. Any
violations will be taken seriously, and you could be asked to leave the house with no
refunds.
Please do not wear shoes on the carpeted areas.
If anything breaks or it stops working, please bring the hostess's attention.
Access to the house/ building
You will be provided with either a front door smart lock keypad code/ or lockbox code to
access the key, by me one day prior to arrival.
Check-in times are between 4:00 pm-9:00 pm.
Check-out time is before 11:00 am. Early check-in or late check-out can be approved at
prior authorization at 50% of daily rate.

Please ensure all windows and doors are closed before you turn it on. Please also turn it
off if you are leaving the property.
Thermostat is set up in seasonal settings, however, you can modify it to your comfort level.
Bedrooms
Please help yourself with linens, pillows, blankets, duvets, and towels from the linen closet.
Wash them regularly.
Living Room
Living room fireplace can be turned on and off by the wall switch next to the TV. Dining
room fireplace is wood burning.
Please log-in to any apps you have membership of. E.g. Netflix, Amazon prime, Hulu etc.
Make sure to log-off before check-out. It is not my responsibility to log off from your apps
or if any purchases happen from those by future guests.
Please keep your four-legged friend (pet) off the furniture or please make sure that
furniture does not get scratched. Please keep food coloring away from sofas.
Kitchen
The 2-3 garbage/recycle/compost bins are there in the kitchen. Empty these regularly into
outside cans. Food scraps should be in the yard waste or garbage cans.
The dishwasher pods can also be found under the sink.
The manuals for the oven, dishwasher etc. can be found in the drawer/ pdf
The broom/dustpan/mop, vacuum cleaner, iron/ironing board in the closet.
Maintenance of vacuum cleaner: empty receptacle, clean brush, and wash filter.
Laundry
Laundry room: Main floor
Clean dryer lint after each load (to avoid fire hazard).
Washing pods can be found on the shelf and are available for your use. Please replenish it
yourself after the supplied pods finish. Please buy ‘High Efficiency” (HE) detergent/
washing pods.
Spare linens and towels can be found in the pantry/ linen closet.
Long term guests: Please wash your dirty linens and towels to reuse. You have been
supplied with 2-3 sets for each room.
Waste Management
HOA rules must be followed (e.g., trash cans must be tucked nicely on the side of the house
and trash cans should not be overloaded so that lids are open). Any fines imposed during
your stay for violations will be your responsibility.
Please sort regularly/ separate the recycling from the general rubbish.
When and where they should be put out: Empty these regularly into the bigger trash cans,
which are kept outside on the side of the house/ backyard/ garage.
Waste Management collection day: Tuesday
Garbage collection day: Every week (Gray trash container). Plastic bags, Styrofoam, wet
waste
Recycle collection day: Alternate week (Blue trash container). Recycle: glass, plastic bottles,
paper, cardboard, metal.
Compost collection day: Alternate week (Green trash container). Food scraps, grass
When they are collected: The waste management company truck comes to collect the trash
EVERY WEEK and recycle (refer above). Keep these bigger trash cans on the curbside (5
feet away from any vehicles) one day prior to collection day. Lids of the cans must be fully
closed and facing outside. Bring them back in after they are emptied out.
Backyard
Backyard: Yes.
Please clean after your pet.
Garden
Please water the front yard for 30 minutes, if you can, especially in summers.
LTR guests have the responsibility to maintain the yard. or pay $50/ gardener visit if
provided by the hostess.
HOA violation fines will be LTR guest responsibility.
CHECK-OUT: by 11:00 am
Check all the drawers in the bedrooms and bathrooms for your personal belongings.
Leave dirty linens and towels on the floor of the BR or in the laundry room/ area.
Please start one load of washer/ laundry (if you could).
Leave the garage door opener inside the house on the key hanger near the front door.
Empty the refrigerator and throw away your leftover food.
Close all the windows and only the exterior doors. Do not shut BR & bathroom doors.
Turn off all the lights and electronics.
Please text/call the host/ess once fully moved out.
Please don’t forget to forward your USPS mails to your address.
Please leave a 5-star review on the website for a once a month draw gift card. And give
feedback for improvement via text/ call to the hostess.
