SLEEPS 11: Max. of 10 x ADULTS + 1 x CHILD + COTS VILLAGE: Somerford Nines, Clearwater ASPECT: East Facing / Lakeside Three floors of outside living space, including three private balconies with views across the Estate's largest freshwater lake. Properties within The Nines also benefit from an additional heated outdoor swimming pool, gym facility and large Scandinavian sauna. Shared with 8 properties, a treat for all occupants within the The Nines, of which guests to Misty View have full use. POLITE NOTICE: PLEASE NOTE THAT WE ARE STRICTLY UNABLE TO ACCOMMODATE LARGE PREDOMINATELY ALL ADULT PARTIES, UNLESS THE PARTY IS MULTI-GENERATIONAL and/or MULTI GENDER GROUP. SORRY NO HEN/STAG GROUPS GROUND FLOOR: Tucked away amid a row of trees and across a small waterway, your private footbridge takes you right to the front door. With a garden space that wraps around the entire home, the ground floor has a welcoming entrance with family WC. A huge open plan living space provides an airy and light welcome, accentuated by the triple height vaulted atrium. Natural light pours into the property and the clever design - with segregated but free flowing spaces - allow each area of the ground floor to be filled with an abundance of light bouncing off each surface. The large well equipped - and well appointed - kitchen, has a large American style fridge/freezer and island with 2 bar stools. With seating for 10, the dining area is airy with wonderful views of Somerford Lagoon - the Estate's largest lake - through the floor to ceiling bifold doors that open onto a terrace area and small garden beyond. The living space has a large L-shaped sofa, armchair and contemporary Scandinavian wood burner, all allowing for comfortable and stylish living, alongside a wall mounted Smart TV and superfast broadband. A separate quiet snug area of two sofas and beanbags offers a sense of place and immediate relaxation in the centre of the house, with further views of the large Lagoon. Looking up you view the triple height atrium filling the home with natural light, along with some architectural features such as the amazing glass walkway leading to one of the bedrooms on the first floor. FIRST FLOOR: On the first floor you have 4 of the lodges 5 bedrooms. Two twin rooms, one with ensuite shower room, and the other with a private balcony overlooking Somerford Lagoon (you decide!), but both with built in integrated wardrobes. Across the brilliant feature that is the glass walkway, lies a double room with floor to ceiling glazing at the foot of the bed allowing spectacular view of the lagoon from the Juliette Balcony. A further balcony door allows access to a large corner balcony that can be shared with the fourth bedroom on this level, the large king room with ensuite bathroom and separate shower. With integrated wardrobes, a workspace, and also a small Scandinavian wood burner, this bedroom again has wonderful views stretching across the uninterrupted Somerford Lagoon and nature reserve beyond. A small family shower room completes the first floor. SECOND FLOOR: The second floor is home to the master suite. This entire floor is for the occupants of this beautifully appointed space. With a private ensuite bathroom also, the large super-king bed in the centre of the room provides extensive views across Somerford Lagoon and the nature reserve beyond. The additional elevation from this level is impressive, and the calm and tranquillity that stretches out in front of you is nothing but striking. With lots of light pouring into the room, the double height ceiling further enhances the space. Your own private terrace space can be reached through the large, glazed balcony doors and windows at the foot of the super-king bed, allowing occupants to wake up with nature. Integrated wardrobes and drawers, a working space / dressing table and wall mounted TV complete this room. Homes within the secluded and gated community of the 'Somerford Nines' each have a further shared space beyond their private garden, which is reached by a large footbridge that takes you to the banks of Somerford Lagoon. The land directly in front of your property is yours to let the kids run loose and for family games. Through a gap in the hedgerow, you can walk down to the water’s edge, and it is from here that you are able to launch your watercraft of choice. Being the largest lake on the Estate, there is plenty of opportunity to explore on foot, but also by water. (Please take care of wildlife and surrounding habitat, and pay extra care and attention to any little ones in your group as it is an open body of water. Please always be respectful of others and be sure to wear buoyancy aids at all times). N.B. the 'single Z bed’ in bedroom 3 can be moved and could be utilised in bedroom 1 and bedroom 5 also. This option, however, is not suitable for an adult; we would recommend using this as a single bed for a child or teenager only.

This house is beautiful. It was absolutely perfect for our family celebration. Looking out at the lake from the sitting room was such a peaceful experience. It is so cleverly designed that you have no awareness of the other houses around. Kitchen was extremely well equipped with everything you need for cooking and baking. Jan and Jamie were very responsive and answered any queries promptly. We met Jamie and found him to be really pleasant and engaging. The two sitting room areas meant that there was plenty of space for us all to relax. The bedrooms were lovely spacious and with very comfortable beds. Having the swimming pool and spa etc onsite meant there was plenty for people to do. There is one car parking space at the house and some visitor spaces in the same area but as a group we had more than two cars so parked in the overflow car parks. It was very confusing trying to find the overflow parking in the dark on arrival! However a wonderful weekend was had by us all.

Concept & Life at The Lower Mill Estate
The aim is to achieve a perfect balance between nature & the built environment. We think they have got it just about right on this utterly unique 500 acre Nature Reserve.
Lower Mill Estate boasts some of the most varied flora, fauna, and wildlife of anywhere in England – with gloriously untouched wildflower meadows, lakeland, woodland and an abundance of birdlife and animals, including deer, otters, beavers and badgers. Untouched for years and now sensitively managed by the estate, it offers one of the most unspoilt and abundant areas of wildlife, flora & fauna in the country, with two Sites of Special Scientific Interest (SSSI).
There are seven lakes, three rivers (including the Thames) & hundreds of acres of meadow and woodland, criss-crossed with nature trails. Only one-third of the land will ever be developed. The rest will be left to nature.
It is a truly stunning setting for you to explore by foot, bike, kayak or paddle board, all of which are available to hire from The Estate (with life jackets). The numerous walking trails are dotted with picnic spots, tranquil streams and ponds so that you can really make the most of the nature on your doorstep. For those sporting types, the outdoor tennis and MUGA court are available to hire and the children’s playground will provide hours of fun and laughter.
For true relaxation, all of our properties come with full rental access to the spa, indoor and 2 outdoor pools, as well as the fully equipped gym. Every member of the family can make use of these pools, including children and babies. You are not required to book swimming slots and can come and go during rental hours (approx. 10:00 - 17:00).
Delicious food will never be far away during a stay with us. As well the many pubs and restaurants in the surrounding area, Lower Mill Estate is home to the wonderful Ballihoo Restaurant which will appeal to all taste buds and dietary requirements with their varied and delicious menu ranging from brunch to wood baked pizzas and fresh salads. Or if you need to stock up on the essentials, the plastic free Ballihoo Market will cater to all your needs. There are lots of places to eat, places to visit and things to do on and off the Estate.
