This is a great little small town property. The driveway is wide and deep, large enough for 4 full size F250s. There is also ample street parking. The town of Utopia offers a few nearby restaurants, a small store, a hardware/farm store, gun shop, and friendly locals. It's a nice place, surrounded by beautiful landscape. A few items at this house could be improved, but they are easy fixes. 1) The narrow brick sidewalk is uneven and a potential ankle twister. 2) Staff should ensure a functioning porch light. 3) The lockbox could be mounted to the wall, high enough to make use much easier. (BTW, the lockbox is great. Unlike electronic locks, the lock boxes always work. Please keep the lock box, just mount it higher.) 4) Clean toilets. 5) Pest control. These are all easily addressed items. I would book this property again, provided the above list of items were addressed.

Convenient location for trips to Garner State Park, Lost Maples State Park and Hill Country State Natural Area.

We stayed in this house for a girls weekend on 10/28/23 - destination Lost Maples (only a 20 min drive to the park). Three bedrooms allowed us to spread out and each bedroom was comfortable - the master in particular was nice and dark with black out curtains. We appreciate that the home was just a short walk to Main Street (we happened to visit on Halloween parade weekend and it was a fun “small town” experience!) - there’s a coffee house, a few boutiques, and a great restaurant. The river was a short walk in the opposite direction and included a nice clean park area (fyi $10/person day-use during the summer season). I had read previous reviews ahead of time and someone had mentioned a rooster - since it was more than a year ago I assumed that problem had been taken care of.. but it hadn’t! 🙃 the neighbor’s flock makes themselves at home every morning in the yard. Also - it’s a country home - you can expect to find critters (we could tell they were trying to fix this issue though).
