I have also added these clauses to my house rules that I will share with the community of hosts here: (A) No overnight visitors not listed on your reservation. (B) This is a family friendly property. Children and infants are more than welcome but each one must be specified on your reservation. Every person in your group must be included in the guest numbers. (C) There cannot be more than 2 people in or on the property at any one point in time. (D) The guests will respect and follow all community guide lines listed inside the room or on the property. (E) You ensure you have a crime free record and won’t carry any weapons to the property a violation of the house rules can lead to an immediate removal of all guests without refund if any non-following of the house rules leads to having to discount or refund the next guest you are responsible to cover the resulting costs. (F) You agree that you are booking in good will and you will not attempt to damage the property because you are dissatisfied with a ruling by Airbnb or the host in the event that a violation of the host's rules occur." Our phrasing for the last clause: If subsequent guests, with reservations booked on Airbnb or other platforms, are unable to use the property or access their reserved room due to any action by you not limited to lost keys, locked doors, accessibility issues, damaged furniture, smoking, lead times for replacement items, damage to the property or violation of house rules, you are financially responsible for the lost revenue, discounts, or compensation afforded to you by us for the inconvenience. No vehicle may be left overnight upon any portion of the property except right of driveway, or other approved area designated by the host. The public streets are not approved area for overnight parking. overnight shall be defined as the period from 10pm to 6am. No mobile homes, motor home or other recreational vehicle may be parked on any portion of the property, including the public streets. Vehicles of all guest and their respective quests are prohibited from parking on sidewalks, private and public landscape areas, and common areas and must comply with city of Phoenix and State of Arizona codes and laws regarding the parking of vehicles (i.e. no parking on the wrong side of street, no blocking driveways or ramps, etc.) Violation of this parking policy shall be subject to the current fine policy adopted by the Association.
