Firstly - we'd stay here again, the proximity to the NEC & Crufts in particular is second to none, especially since you enter on the north side and miss 99% of the traffic trying to get in and park. Getting in and out of the house was easy. Inside was smaller than the pictures imply and the living area adjacent to the kitchen would struggle to seat 7 people to eat at the same time. I found the oven difficult to use, but I'm used to gas at home and after the first day at crufts we were so knackered even calling for a takeaway was hard!!! This property is immediately adjacent to a railway line which goes over a bridge right outside the property. The road is single lane under the bridge, so it can be "interesting" getting into the driveway (which could park 3 normal cars end to end). The occassional train was absolutely fine and we only heard one plane go overhead at 8pmish each night.

Entrance to the property is bad due to wrong curve, it regularly gets traffic from both sides of the bridge and one has to wait to get in and come out. There is puddle of water at the drive in point and makes the entrance dirty as the aggregate doesn't soak up the water. Kitchen vinyl needs relaying as this could cause someone tripping over. The sitting area is unsuitable for 4 to 5 people sitting together. The heating in the sitting room worked on it's own. The kitchen is very small for the size of the property. The cooker did not work and we had to miss out on our own cooking. All in all this property we found unsuitable for 4-5 people staying.

We had a confortable and a great stay.Everything in the House was perfect and clean. There is enough room if you traveling with many people. This is the best place to stay in Birmingham. It is near to the Exhinition Center.I will definitly stay here again.

Great for what we needed, quite basic and a little short of space in the living kitchen area! But near to the NEC.
