literally everything you could ask for in a bnb. Karen is so thoughtful, everything you could think of was at your dispense. the house and property was so beautiful and we were there in early April, can't imagine during the summer or fall. Karen and her husband (and pets) are so sweet and friendly, we didn't want to leave. I would very much recommend this bnb, you won't regret your stay!

Karen and Charlie were such gracious, welcoming, and helpful hosts that it’s hard to know where to begin with this review. After I canceled the reservation at the last minute, they allowed us to rebook for the same weekend. Then, when my car got fully stuck in a muddy ditch our first full day there, they helpfully gave their time (and tractor) to get it out. Beyond this concrete aid, Karen and Charlie were a pleasure to talk with and start to get to know. It was so nice to hear a bit about their lives and see them outside tending to their land. We also loved picking Concord grapes on their land, taking a dip in the big pond (though freezing), playing with their cat and dog, star-gazing, and enjoying breakfast on the porch. I don’t have much to add about the actual living space that other reviews haven’t already made clear - it’s perfect and comfortable for a relaxing time by one’s self or with another, and with so much to enjoy. We brought books but didn’t need to - there were so many interesting books and games in the house that we barely read the books we brought. We were also able to actually cook nice meals in the kitchen, not to mention that Karen kindly brought us tomato paste from her pantry our first night when we realized we’d forgotten it. We couldn’t have had a better weekend largely due to Karen, Charlie, and the lovely space they’ve created.

Wonderful stay. Karen and Charlie were warm and gracious. The place was comfortable, clean, quiet and had glorious views. Karen had absolutely everything we could need. The location was wonderful, 11 mins to Cooperstown and about 8-10 mins to a cute little village of Cherry valley. We had a wonderful stay -and also enjoy their furry kids! Luna and Watson! We will definitely make a return appearance!💕
