Wakeham is a minimalist house in a classical shell. It won the Country Life 'House of the Year' award. It is in the middle of our farm, with multiple woods, valleys & a river, and stunning views of the South Downs. Its pool is 12ft deep and has 3m and 1m springboards (it is one of the deepest private pools in England - an Olympic medal winning diver used to train here). There is also a shallow pool for beginners, a tennis court, and a brilliant sandpit. Please look at the pictures! We are fully booked until Christmas 2024 but welcome enquiries for summer 2025. Really sorry to disappoint people this year, but a family needed somewhere to live after they moved into the area! Please do come and don't be discouraged. The house has striking architecture, and most people love it. It has recently been redecorated inside and out, and much of the external woodwork has been renewed. But it's not ultra-smart or a hotel! This is a lived-in house, not a property set up mainly for rent - so it has family photographs and books all over the place. So don't expect perfection! The atrium and kitchen are the main living spaces. The atrium is triple-height, and wrapped around by balconies at first floor level. There are hundreds of books, ranging from thrillers to more serious novels, in shelves on the balconies (and there is also a large children's book section). The centre of the kitchen is a huge polished granite table (which seats 9), leading up to a stainless steel island unit with a large multi-ring ceramic hob, a built0in oven, and multiple drawers for storage . The 1950s reclaimed aluminium kitchen units run up both sides of the room, and the whole rear wall is taken up by a long and colourful painting by the contemporary British artist, Thomas Newbolt. The kitchen is well equipped with top of the range Miele kitchen machinery, assorted other machines, and plain white porcelain crockery. In decent weather you can eat under the portico which leads directly from the kitchen and from the atrium. The house opens up onto the portico so that becomes an extra living space. There is a small study with a very large desk, a couple of chairs, a television (which we seldom watch) with an Apple TV box and a Freeview box, and more bookshelves (one of which holds several hundred biographies, ranging from the 16th to the 21st centuries). In bad weather there are two open fires, including a huge fireplace in the atrium - and the underfloor heating works well. Upstairs, one double room has an en-suite bath and the other an en-suite shower. They are well set up with Egyptian cotton sheets, and comfortable pillows. The bunk rooms - one of which is set up as close to a 1950s spaceship as I can manage, and decorated with a lot of pictures from the Dan Dare strip of that era - each contain bunk beds for two children (or very tolerant adults). The bunk rooms share a family shower and WC. There is also a downstairs toilet by the front door. Outside, there is a large laundry room with two washing machines, two tumble driers, an ironing machine and an ancient but functioning deep freeze and very ancient 4-ring cooker. This provides extra capacity - there is cooking equipment and a small freezer in the house itself. The garden is large but shabby in places - rabbits keep undermining it. It is mainly laid down to grass and trees.
This is a wonderful and unique place to stay. Great surroundings, quiet , serene and just lovely - pheasants walking across the lawn in the morning. Star gazing particularly good - no ambient light. The grounds are extensive,lots of space to walk the dog . The lack of some fencing around the house gardens was a mild concern when there were sheep in the fields surrounding - no biggy. The pool was wonderful, the beds were very comfy and facilities all as detailed on the site. A home not a hotel so expect as such, but still luxurious. Harold was extremely helpful and gracious, being extraordinarily generous on check in and check out times, and super attentive (via messaging - no direct interference). Bear in mind - its remote so wifi is not strong, enough for streaming/browsing lightly, and the TV is small so this is not a 'digital' holiday unless you take your own kit. All in all a truly great place to stay for a relaxing holiday. Highly recommend and would go again. Thank you Harold.
Our daughter’s wedding took place at the church nearby and Wakeham House was a perfect place for family members to stay before and after the wedding. The pool and tennis court were much enjoyed and the views from the house are stunning. Harold’s comprehensive communication was much appreciated. It was a truly memorable experience.
Cracking spot. Everything you need in a beautiful and secluded setting. With the bonus of the pool on a hot day!

I wanted a magical place for my granddaughters and that was it. The countryside gorgeous. It could use a hide a bed downstairs Incase someone couldn't use stairs due to an injury. The back patio has some loose tiles on the edge. So some maintenance is needed, but the view and overall experience amazing!!
This house is in the South Downs national park and has stunning views of the Downs as well as of its own farm. It's in easy range of Goodwood and of Polo at Cowdray, and Midhurst and Petersfield have a good range of restaurants and coffee shops.
It is about half an hour's drive to Chichester (with the Festival Theatre) and 40 minutes to Winchester. Good wet weather activities nearby are Fishborne Roman Palace near Chichester, and the National Trust properties at Petworth and Uppark (and the very over-priced antique shops in Petworth, to browse if not to buy).
If you have not already done it, going around HMS Victory in her dry dock in Portsmouth is really worth while - you can get right down into the bottom of the hull - and there is a submarine museum in Gosport where you can explore the cramped interior of an early Cold-War boat.
Lavant Street in Petersfield has an excellent independent greengrocer and butcher. Cowdray farm shop in Easebourne (just beyond Midhurst in A272) is a simply amazing food supplier/delicatessen with a huge range of everything you could possibly need, often organic, though it is pretty expensive. The Hungry Guest in Petworth is also a very good delicatessen and has now added a butcher's shop and a fishmonger of its own.
The farm shop and Café at Durleighmarsh - about one mile west of Rogate on the north of the A272 (look for signs on main road) - has a good range, is very close, and a fresh fishmonger is there two days a week
We are close to but not on the South Downs Way (a long distance footpath) and there are many other very good walks nearby. You can get trains to Petersfield or Liss (which is even closer) and there are occasional buses from Petersfield that stop at the edge of the farm - but basically you will need a car or a bike if you are going to get the most out of your stay.
