The 12 South guest house is such a gem!! You’re literally in the middle of all that 12 south has to offer. Walkable to everything, yet surprisingly quiet and peaceful in the room. Checkin/checkout and parking is super easy and Scarlett is an exceptional host and very communicative. Room #4 is on the top floor and has a beautiful, large balcony. Only downside to the room is the only bathroom is inside the bedroom. Otherwise, great layout and very spacious. Also, keep in mind there are two flights of stairs and no elevator. But the stairs help me burn off the calories from the great food nearby :). This guesthouse is legit my favorite place to stay when in Nashville. I’ve stayed there 3 times already and for sure will stay there many more times in the future. 10/10 recommend!!!

This place is fantastic! The unit was beautiful and looked just like the pictures. The location was the best part. The neighborhood is great with lots of restaurants, boutique shops and friendly locals! Although there is construction going on around, there were no disturbances as the unit is very soundproof. The hosts were also responsive and reached out to ensure we had everything we needed. I highly recommend this place and look forward to booking it again on my next visit,

I’ve stayed at a few of Scarlett’s properties and she ALWAYS delivers! Her properties are always immaculate and she treats you like a friend! I’ll be back!
