One large open concept room upstairs featuring 7 twin beds, 1 Queen bed, a tv area and another full bath with a large soaking tub (no jets) and separate shower. Lower level walks out to rear patio where hot tub is located and features a sofa an TV area, kids play area, game table and game room with air hockey and a full sized driving video arcade game (can not guarantee it's usability during your stay and it is not part of the rental fees) along with the laundry facilities. There is also a 3rd full bath located on this level (shower only - no tub) and an additional private Queen Bedroom. INFANTS may NOT be booked when booking a stay through Airbnb's platform. Please book all minors as "children" so they are counted in your reservation numbers as required by our insurance provider and local municipality for our licensing. If you book with an INFANT on your reservation we will have no choice but to cancel your stay. Keep in mind rental prices are higher than our published onsite fees when renting on Airbnb or another third party platform to cover additional platform fees. We can NOT reduce rates when booking through these platforms. All guests are charged a per night fee after the first 5 (included in your "Base rate"). To be sure to get accurate reservation totals make sure to include all guests in your total counts when booking. ONLY the guests listed as Registered Guests on your reservation may be on the property during your stay. NO day guests, visitors, stop-bys, etc. regardless of if they spend the night or not. As noted in the rental agreement and house rules this is a privately owned gated property and only those noted on the reservation may come through the entrance gate at any time. Unregistered guests, visitors, etc. will result in loss of your entire deposit in addition to removal from the property and cancellation of the remainder of your stay. The security staff at the estate do take this seriously and exceptions are not made in any situation. If you need a place to be able to invite visitors and you do not want to make sure everyone is part of your reservation please search for a place to better fit your needs. Thank you!
