This house slept 11 easily. It's in a nice location on the river, but you can't see the river from the house due to some nice old trees. The kitchen is well- equipped, and we were able to host our extended family of 30 for a welcome BBQ for a wedding, and there was plenty of room for everyone. There's not a large amount of table seating for large families. The kitchen table seats 4, the dining table is larger, but in a room with white carpeting, so we didn't want to mess that up. And outside there's one picnic table on the deck, and one on the lawn (total seating for those is about 12). There's a comfortable family room where many people can watch TV or play games. There's also a small room at the front of the house where a few people could hang out quietly and read or relax. There's no clear master bedroom, since there's no bedroom with an en-suite bathroom. But there is one larger bedroom with its own AC (but no closet). There's also a bedroom with 3 beds and a hot tub (in the room), and two bathrooms. Then there are three other bedrooms that share just one bathroom. A slightly tricky situation when we had a lot of people getting ready for a wedding. The house is big and comfy, but it's aging a bit and could use some love (new furniture, bigger kitchen table, paint all around). Sadly, the AC was out during our stay, and we were facing (as the locals put it) the hottest weather they've every had in Newburyport. It was almost unbearable. It's not a river-accessible house, if that's what you're looking for. It's the side of the river that doesn't really have access due to tides and wetlands, and lack of a dock. And lastly, Colin and Reine are terrific hosts. They communicate quickly and easily and were so kind to accommodate early arrival and late departure for us!! Colin even mailed back an item we'd left behind. Truly kind people! All in all, we had a wonderful extended stay in a very nice area.

Our stay at Villa Soujourn could not have been better! Colin and Raini were great to work with and answered all of our questions leading up to our weekend stay. The house was a GREAT space for our group of 15 people to have a fun weekend together. We even cancelled dinner reservations for our second night, because we wanted to maximize our use of the space. The house was clean, and offered everything we needed. I would happily recommend a stay at Villa Soujourn to anyone!

Colin has a beautiful home that was great for our large group of friends. The yard and river access was a big plus for us, and the house itself was spacious and inviting. Our hosts couldn't have been more accommodating and helpful, and we thoroughly enjoyed our stay.

We celebrated my mother in-laws 90th birthday at Colin and Reini’s house and had a great experience. The house has so much space that it accommodated our group easily. The large kitchen/great room at the back of the house was really nice with plenty of space for everyone to relax. The deck off the kitchen is huge and was another nice space to relax. We also enjoyed the large yard with plenty of room to play games. The kitchen has everything needed to cook for everyone including two dishwashers to help with cleanup. The rest of the house is just as nice and well appointed with everything needed for a nice stay. Everything was very clean and ready to go on our arrival. Colin and Reini were great hosts. I enjoyed meeting them and they were very accommodating and flexible with all the arrangements. This was a great place to bring our family together and I highly recommend it.

Our family reunion at the Villa was amazing. Its size let us have pretty much the whole extended family staying there and still have plenty of room. The kitchen was awesome and came with all the dishes and utensils we needed to. Having two dishwashers really helped make cleanup easy for our big group. We cooked so many meals there that we actually ran out of dishwasher pods but Reini was happy to bring more. The yard had a huge open space to play games like badminton and croquet (we brought our own badminton set but they had croquet, ping pong, and other games there). You have to walk down some decently steep stairs to get to the river but we managed to take our kayaks down and back without too much trouble. The owners have a floating dock on the water that we swam off of which was also great. As a lover of energy efficiency I also appreciated that nearly all the lights in the house were LEDs and there were fans in all the rooms. These features, combined with the high thermal mass of the house, meant that we didn't have to turn on the AC once during our stay despite numerous days over 80 degrees. The house is definitely showing it's age a bit with tiny cracks and a few troublesome faucets, but overall the experience is wonderful and the owners are great. I would recommend The Villa to everyone I know.
