Newly refurb ground floor room with own wet room. Perfectly located a short distance to the M1, A1 & M62 and easy access to the cities of Leeds and Wakefield. Private parking with plenty of places to visit, beautiful walks and places to eat, drink and shop on the doorstep. Would suit guests working/visiting Leeds/Wakefield areas avoiding city prices. We are Paula and Dave, one adult child and a spaniel, Poppy. A kettle, tea, coffe, sugar and fresh milk are provided. There is a small fridge in whixh to store your own drinks and snacks. However there is no access to the kitchen. Also within the room is a smart TV, a desk and ample drawers and storage space. In the event of small mishaps there are some basic cleaning supplies.

Paula was heel aardig en prettig in de communicatie. De kamer was prima, de voorzieningen adequaat. De locatie is handig gelegen. Gezien de prijs kan ik het zeker aanraden!
Was really helpful with messages when i was having technical issues, then was amazing the whole time with response to messages. Introduced her self on the first day. Room was great, clean & tidy. Bathroom was lovely. Close to transport links, food and local shop within walking distance. Would highly recommend a great find.

Really pleasant stay! Very clean and comfortable with great facilities. Private shower and toilet is a huge win. Paula was very welcoming and communicated well leading up to my stay. Highly recommend and look forward to visiting again!

Parking is on driveway in front of the property. Rothwell is the nearest town with lots of free parking. Buses to Leeds and Wakefield are every 10 mins at peak times. Park and Ride into Leeds is within a 5 mins drive.
