We're a South Walton family, not a management company, so we tried to incorporate a ton of local knowledge to make your stay the absolute best! THE LOCATION: Our compound is nestled in historic Point Washington, a quaint costal community on the Bay side of Grayton Beach. We fully-outfitted two modern units to comfortably accommodate 10 guests. The 2 bed/2 bath cottage sleeps six. The 1 bed/1bath bungalow sleeps four. Connecting the two units is an oversized courtyard area with a fire pit, two secluded sun decks, cornhole, a gas grill area and your own private saltwater pool, complete with a tanning ledge and water loungers. We're also happy to provide pool toys and rafts for adults and kids alike. Venturing out, you'll be just minutes from the heart of 30A, some of the world's most beautiful beaches, the local dining scene, and high-end shopping without spending extra time in traffic. For your time at the beach, we include (10) sand-free beach towels, (6) Tommy Bahama backpack beach chairs and beach umbrella. KITCHEN: From dinnerware to silverware, cookware to bakeware, a Vitamix blender, a waffle iron and everything in-between, we overstocked the kitchen with all the tools and toys you might need to make and serve a family feast, or just enjoy a quiet night dining in. Not a single detail has been spared, but if you need an obscure gadget or kitchen item, just ask and we'll be happy to bring it over. LAUNDRY: The washer and dryer are conveniently located inside, next to the rear entrance. We provide Unscented Company laundry detergent for your use. HEAT / AC / WATER: We preset the house temperature for your arrival based on the season, but it usually ranges from 68 to 74. The home has central air/heating and takes very little time to adjust. Please do not turn the AC below 68 or the heat above 76. The house runs on a tankless water heater set to 125 degrees, with more than enough capacity to accommodate back-to-back-to-back hot showers. INSECTS, CRITTERS & BEARS: Being on the edge of Point Washington State Forest and 1/4 mile from Choctawhatchee Bay, there is an abundance of wildlife in the area. You'll likely catch a glimpse of raccoons, possum and turtles from dusk to dawn. We have yet to see a snake on the property, but it is Florida so please be aware when walking outside. Deer are also common at all hours and they're used to having humans around so they're not that skittish. Florida is famous for it's bug population and South Walton County is no exception. While we do everything we can to mitigate and prevent bugs, including regular interior and exterior pest control, there's a good chance you'll encounter some species during your stay. There have been black bear sightings around Dune Allen and Grayton Village, but none in Point Washington. If you encounter a bear, they're likely looking for food. Please follow bear safety procedures and do not leave food or trash outside. SAFETY: Per Florida law, the rear door is equipped with a pool alarm/chime which will sound when the door is opened from inside/outside. If you're not traveling with children and would like to disable the chime, there is a small white switch on the plate attached to the door. Anyone under 18 must be supervised by an adult while using the pool. Fire extinguisher is located under the kitchen sink. It's rated UL rated 1-A: 10-B:C, for wood, paper, trash, plastics, gasoline, oil, and electrical equipment fires. HOUSE RULES: This is a close-knit, quiet neighborhood and we're thrilled to have wonderful neighbors. That's why we have to insist on those booking this property agree to and follow the house rules, especially: NO LOUD MUSIC, NO PARTIES, NO EVENTS, NO PHOTO SHOOTS, NO PETS, and NO SMOKING. Please do not book this property if you plan to host an event, party or disturb the neighbors. - BOOKING GUEST MUST BE 25-YEARS-OLD AND BE PRESENT THE ENTIRE STAY. - If any issues with the property arise or if you accidentally cause damage, please notify us immediately. We're located nearby and strive to give you the best experience possible, which includes addressing and rectifying any situation as quickly as possible. - 6 person max (The house is ideally set for 4 adults and two children, so please message us before booking if you have 6 adults). - There are 6 driveway parking spaces available for both units on the property. The row closest to the front porch, parked back-to-back, is for your use. The row closest to the fence is designated for the rear unit. - If you'll need more than 3 spaces, please let us know when booking and we'll be happy to accommodate if occupancy allows. - Please let us know if you plan to park an RV/motorhome, trailer or boat during your stay. Unfortunately, we're not able to offer water, dumping, electric hookups or pass-throughs. - We're happy to offer early check-in or late check-out at $35/hr if available (max 2 hours on either side), but we're unable to offer early luggage drop-off due to liability. - We do not provide discounts or refunds for natural disasters, weather, acts of God, power outages or other disruptions that are beyond our control. We encourage all guests consider trip insurance. - If you bring a pet of any kind, there is an additional $150 charge, plus any additional cleaning fees and you will be asked to leave. - If you smoke or vape inside the house, there is an additional $250 charge, plus any additional cleaning fees and you will be asked to leave.
